Browse Forums Building A New House Re: Jordan Springs [NEW] 705Feb 23, 2015 7:45 pm Hi all that have built previously in Jordan Springs I have a question regarding NBN- Does the NBN run the free to air TV and phone as well as the data? Thanks Re: Jordan Springs [NEW] 706Feb 23, 2015 7:47 pm I'll clarify. Jordan springs is an Opticomm services estate. It is not the nbn. Think of it as a different wholesaler, similar to telstra/optus. But yes, free to air and foxtel is delivered over the fibre as well as voice and data services. Crazy to see that a block smaller sqm. than ours is more expensive by $40,000 !!! Re: Jordan Springs [NEW] 710Feb 27, 2015 10:16 am Thanks Emma. Even though we nearly passed out when we saw the price of our 500+sqm block last year its looking good now. Re: Jordan Springs [NEW] 713Feb 28, 2015 4:26 pm Hi all, 1. Our land size is almost 332 sq mt which is less than 400 sq mt for RainWater Tank Basix requirements in the new Melaleuca village? Can anyone confirm whethere we need the Rain water tank for our lot? 2. I am planning to build a double storey house on this lot from garage size zero lot boundary. Do we need to have deep edge beams? How much would it normally add to the cost? Thanks AB Re: Jordan Springs [NEW] 714Feb 28, 2015 4:29 pm If your building on the boundary, you WILL require 200mm drop edge beams where your property is on the boundary. (It's in the building guidelines). As for the rainwater tank, speak to a few builders and get their interpretations on it. You may not require a rainwater tank, but you may be required to make your house more energy efficient in other ways to make up for the lack of water tank. (It's in the building guidelines). In the design guidelines, it says 650 mm. Are you sure it is 200 mm. Thanks. Re: Jordan Springs [NEW] 718Feb 28, 2015 5:46 pm Sorry it is 650mm. I thought it was 200mm off the top of my head. I was wrong. Bare in mind you may need a H class slab along with exposure to salinity too. We required these and it cost us around 7k for these items alone. The drop edge beams cost us around 4k for our block. Re: Jordan Springs [NEW] 720Mar 02, 2015 8:47 am Went past my block yesterday for the first time in a couple of weeks as I had been away. Surprised by the progress on some of the other blocks while I was away. Before I went there was a fence up and a bit of work on one block on Juliana street. While I was away around half a dozen slabs have been poured. Got my developer approval while I was away so hopefully will get CDC Approval in the near future.
