New to Homeone. Lots of great stories about everyone's new homes and look forward to sharing ours. We are building with Henley. The Lexington Lux Q1 MkII in Melbourne VIC We have had the land for 2 yrs now so no need to wait for lands to be titled. Color appointment has been completed along witht he tender. Never really enough time to double check everything as well as remember things you have forgotten but all in all we remembered most things. Bricks - Austral Hawksburn We have upgraded the below: Grand Alfresco Brickwork above all windows and doors 5 star Zoned heating Triple Car garage Fly screens to all windows Bi Fold 5 leaf door to alfresco Upgraded Slab Luxury LED light package Broadway facade Silk doors to all cabinets throughout home NBN Connection Recycled Water Connection Larger bath tubs to ensuite and bathroom Upgraded Ceiling insulation batts R6.0 Upgraded External wall insulation batts R2.5 Jetmaster gas fireplace Infinity Pivot door Lots of Laudry cupboards and overhead cupboards Alarm system Lots of extra power points, j.b. and down lights. I liked the upgrades you done to theatre. We did not know about those until now! We are building Monterey Nouveau Q1 MK2. How much did your sales quote come to after these upgrades (can I ask?). Some of the upgrades like Batts and double glazing we had to do due to getting Raft slab and we went 6K over our budget at Tender as they added the above and a generator allowance:(. We did have to cut a few out also due to budget factor but managed to keep all the ones most important to us. As for the sound proofing, well both the sales consultant and our admin advised that we couldnt do the additions to the theatre room but then at tender we asked to have it further looked into and they came back as not really being allowed but they made an exception. May be because you have already upgraded roof and wall batts and double glazed your windows prior to tender your energy star might have come in OK...Triple car garage will be good... We couldnt as ours is 18 M frontage... We just extended ours by a meter and still it costed us a bomb! But 45k isn't as bad as I was expecting and you got some that we dont really want but would probably be the same price as the ones we do! Do you know how much the down lights cost to upgrade? Our place comes standard with down lights to main living areas but I want to add them everywhere! We initially had opted for the standard down light pack however apparently they are no longer offered and only the LED down light pack is now available. Also I think it was around $120 per extra down light. I like to save money, but I just feel like we're spending so much already and have the responsibility of landscaping and decking after handover. I dont want to stress about lighting too. think Ill just fork out to have it all done at once! TBH we iniatially added a lot of batten holders to the house and were going to organise a sparky to come in and change them all over to LED down lights BUT as a post tender variation we got them all changed and for the builder to just install the LED down lights. They mentioned not to worry about additional light points as they cost more as well whn builder does it. They mentioned they don't need additional light points as thty can add those themselves and advised us to move existing light points on standard plan to where we want downlights so that we don't end up with unnecessary light points. That way I am not spending anything at build stage. Then it will cost me $54 per downlight installed. Thats a saving of approx $60 per downlight. I need about 45-50 (including feature niche lights). Thats almost $3000 saving for me. I would suggest check your personal circumstances as they may be different to mine. Re: Lexington Lux Q1 MkII Melbourne 13Jun 05, 2014 11:44 am Well done. Thats a pretty good price (if it includes the light fitting its self, cutting plaster and installing, as well as all electrical wiring and being signed off by a certified electrician), hopefully you got that put into writing so there are no nasty surprises when it comes time for them to come and install them for you. We have just bitten the bullet and paid the extra for the lights so its all done and factored into our loan and covered under the home warranty provided by henley. We had studied the contract and drawings for a couple of days and had a list of variatons to make so that we didnt forget antlything. Only major concern was that we didnt realise that our beautiful grand alfresco was going to get a dirty ol pole placed between the edge of the house and end of alfresco for obviously added support. Just what you need.... for the kids to come running in from outside and wham straight into the pole. I have questioned henley about this and they say nothing can be done about it. Well It wasnt on the display so why is it on our place??? I am waiting for them to get back and clarify this for us. Hope they make sense when they get back to you. Did they send you the draft before your appointment? So builders don't do that. Its good to know Henley does that. We asked about the site start date and they said approx 4weeks until starting. Very close now I do enjoy the drama:-D In his latest two videos he has started bringing security guards to site, I am waiting for the punch on to begin lol 6 45555 It's all about wireless, self install now. The cost/benefit of wired setups for the house are no longer what they used to be. Lots of wireless options.
