Stockland Elara at Marsden Park

Sydney's Blacktown Council votes to keep its name

Last year the Labor majority Council voted in favor of a motion not to rename the Blacktown Local Government Area. We hope that they do the same this time not to name new suburbs that are already within existing suburbs. They will realise that there is no benefit, financial or otherwise, to the greater community, which will be mostly impacted. This is a costly exercise which should have been channeled to more important matters which benefit the locals.

Interesting article about suburb name changes and some examples how the change has affected prices...

There's already a petition opposing this - over 580+ signed. Whilst there are new names proposed, there's nothing to say you can't maintain Marsden Park's name within, such as 'West Marsden Park' or 'North Marsden Park' etc. Similar to how St Marys and North St Marys; Kellyville and Kellyville Ridge etc.

Read the petition to understand what we're petitioning for. There's rules set by the Geographical Name Board who have the final say naming Area 2. “… estate names are considered to be branding for particular development areas or gated communities, and as such are not locality names and cannot be used for addressing purposes.” (Source: NSW Addressing User Manual, Sep 2016, Geographical Names Board). There’s a consensus to retain Elara in the suburb name, however unfortunately I have since learnt based on address naming regulations, this cannot be used to define a new locality/suburb.

I suggest you request to Blacktown City Council to retain 'Marsden Park' within the new naming process. No other alternates... AND sign the petition!

Disappointing Stockland didn't consult first, rather propose another variant of a new suburb name without considering the people that are residents and / or future residents.

This is your chance to talk to the Mayor about the below and inquire about the benefits:

Hello, can I ask? Is it possible that the builder will do the soil tests and survey first so that they can already include the related addtl cost if any to our building contract before we pay the 5% ? We just don't want any surprises in the end. Thanks.

@ladytwinklestar: That is possible. Talk to your sales agent about your concern.

Hi everyone, which is better? Sell my house now and rent somewhere else or after my H&L at Elara is finished after 7-9 months from now. The Lot is to be settled next week and it is H&L package.
@Johnnycamelately: Sell your house now and rent at Elara so you get to familiarise with the area. I think rental is at a minimum of 6 months so the timing is just right.

The soil and survey costs approximately anywhere up to $17K. I just had a client pay Rawson Homes that amount.

So the answer would be no.

Hi Johnny,

It depends on a lot of circumstances such as whether you have children already at school or not because you would disrupt their school year.

If not yes you have choices and like many of my clients they are settling on Tuesday for Stage 17.

It also depends on your finances as well.

Kind Regards,

@ladytwinklerstar: Are you building with Rawson Homes? I am currently building 2 IP's with them. Other builders (e.g. Elderton Homes) may allow for a fee.

In your experience, how long will it take up to key hand over after settlement with stockland next week? H&L 2 storey package, with Domaine? What is the maximun number of months? Thank you
Greenway Village will open its doors at 5:00pm, Tuesday, 16th May 2017

I'm building with Elderton, I'll ask them then.

Thanks a lot.

Hi All, we have already settled our land last friday but we haven't received yet the documents. What are the documents that we expect to receive? And what would be the docs that the builder will require from us? Thanks for your hep.

You won't be receiving anything from Stockland.

Your solicitor is meant to issue you a letter of completion to confirm that settlement has taken place. In fact when you met with them they should have advised you of this as I do to my clients.

You will also be required to get started with your construction loan if you haven't started already as the builder will want that before they start ordering the materials for building.
