This is quite normal. Check your building contract to see if there is some allowance for rocks upto certain depth. Usually there is. Anything beyond that is added costs. To purchase a downlight with a socket it might only cost you $16. I'm not sure what Clarendon will charge you but for Eden Brae Homes it's about $115-$120 for a downlight. If you plan your electrical plan properly try to provision the place where you want your downlights and put in the normal bayonet lights until you move in then change it over. It will cost you a lot less and save yourself money in your pocket. Hope the info helps. I believe that two downlights in the bedrooms are enough but if your master bedroom is much bigger than the other bedrooms then 4 lights may be needed. Downlights can cost anywhere from $15 to $25. Although I'm sure the value of our land has appreciated by atleast 50K, I'm most definitely sure that the valuation will the same as in the contract. So frustrating, isn't it? Try providing your broker a minimum of 3 recent sales where the land has been settled. You can also ask your broker to try other lending institutions. Wish you the best! Simonds has quite a few building plans and there is a new design introduced called "Marsden", they have 6 months locking contract and later for eery month they change $900 each month, is that worth paying the money? for e.g i would be ending up paying $6300 for the rest of 7 months if i lock the contract now with Simonds.
