Their designs are good and the pricing is reasonable, but their reviews aren't too good. As a matter of fact, most of the builders don't have great reviews. Also, I have a few questions, maybe somebody can help? 1. The Stockland guidelines regarding restriction about the continuous length of side walls, having a break on the side walls after 12 meters apply only to the corner lots OR for all the lots? 2. Can I have garage on any side of my block or is there any stipulation to have garage towards left side only? 3. Is there any requirement to have rain water tanks on the property in Elara? 4. Any guidance / particular points which we should take care before signing the building contract? 5. I understand that H class slab and most probably saline site upgrade for the site costs is required in Elara. Any info regarding this? As for garage, you'll probably best to check your lot as I think Stockland pre-planned where the driveway for your garage will meet the street. Regards Reddy Re: Stockland Elara at Marsden Park 1013Jul 10, 2015 6:48 pm Hi, We will be building @ Elara (Home/Land Package with Eden Brae, and are trying to select the bricks that will satisfy the Elara Design Requirements (smooth Bricks) - we still have a bit to go. Our bricks will have to be selected at PGH Bricks&Pavers, and I was wondering if any others on this forum have already gone through the selection process and had their bricks selection accepted. EdenBrae categorizes bricks from A-H, and the bricks considered as "smooth" by PGH are all in H so obviously the biggest upgrade cost. Would be great to hear whether others have a brick selected in a lower category that is deemed acceptable. I have got "Blackheath" by Boral approved by Elara Stockland. Blackheath is not a smooth face brick -- they are allowing normal bricks. By smooth face they mean the brick should be even and should not have patterns on it. I don't believe you need to upgrade the bricks to smooth face. You can use standard brick at Elara. But there are a lot of others that you can use, eg Cement or Gravel. Any other site provisions that we should know? Elara seems to be flat but was wondering if any of you required drop edge beams and other non standard site costs. It can be used as the main brick complemented by either the Cement or the Sinai as the feature brick if you are not opting for Moroka in your facade. For example, if the Gibson is the main brick then the off white mortar can be used with brick joint as ironed. The feature brick can then be flushed brick joint using a mortar with a colour close to the bricks. If there is cladding in the facade this can be painted as close as possible to the main brick. Alternatively it can be painted as close to the feature bricks. @addie 1231: Elara may require the H1 construction type slab and may be saline affected as well. To satisfy both requirements some builders may charge anywhere from $3K to $4K for each if you have not included these in your tender. Therefore save about $8K for this. If you have a double storey house you may be required to upgrade the wall insulation to R2.0. I vaguely recall that one mate in GL was charged about $4K for sarking but was'nt sure if that was for BASIX or for BAL. Anyway, to be on the safe side, negotiate for a R2.0 wall insulation as well as sarking, free of charge as a condition of accepting the tender. @BelgianBuilder: If Gibson is considered a mottled colour brick then Gravel is not a bad choice. This is the reason why GL is now full of houses being built by Rawson Homes since they were very pro-active even prior to construction. I am not saying that the other builders are slack but it is just a difference in processes being followed. Incidentally DA:15-804 is by Edgewater Homes Pty Ltd while DA:15-815 is by Allam Homes Pty Ltd.
