Obviously it seems like your solicitor did not go through the contract for the sale of land properly as we do with all our clients in ELARA. The Draft Section 88B makes it quite clear that the building must be designed in accordance with the design essentials as below under 9.2 Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ In the ELARA Designs Essentials document under 4.2 Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Your builder is spot on here. Obviously your solicitor or conveyancer should have advise you of this as it is in your contract. We have mostly brick with some cladding upstairs that fulfills that requirement so we had no need for rendering. majestic35.weebly.com Re: Stockland Elara at Marsden Park 2545Aug 15, 2017 10:58 am Personally don't believe render is necessary, moracca (bagged paint finish) should be sufficient if you want to go with a cheaper option. This is my opinion, please take expert advise where necessary. This winter we feel much better with gas fireplace rather than double glazing I have one mate. He has a triple glazing however in a morning inside his house temperature just only one degree higher then in ours. Rendering is not Mandatory but is one of the options, you can also go with Moroka Paint (cheaper than rendering). I am in stage 23 and haven't yet started construction but trying to figure out total costs for the build. From what i understand Stockland wants to have brick piers between every 2 panels of colourbond fence. I saw the guidelines for frontier lots and that's what it states. Really appreciate if someone could help me. Dimensions of my lot are 15x28m. Its a corner lot so i don't share any costs with my neighbours for street facing fence. Is anyone able to provide any feedback on elderton or coral homes. As per my research there are plenty of negatives reviews on delays with elderton. With coral homes I couldn't find much on building in sydney region as I most of their business generate from qld. I will appreciate any feedback on either of them based on your experience. For me, I remember the requirement was to have 3 types of materials to be used on the front facade, it can be any combinations. I am a bit worried whether I have enough time. Please suggest if anything that I can do to accelerate approval process. It depends if you are taking your plans approved via council or CDC. If it's CDC, plans usually get approved within 10 business days. Just also be aware that most builders are still on holidays in early January and things don't normally return to normal until mid January. Cheers.
