Browse Forums Building A New House Re: Stockland Elara at Marsden Park 2227Apr 19, 2017 9:38 pm Hi all, My lot is 1981 which falls into Design_Essentials_Elara_Frontier as per Elara_Design Guidelines Map. I can also find something called Design_Essentials_ Elara. What is the difference between Design_Essentials_ Elara VS Design_Essentials_Elara_Frontier. Do we need to comply for both? Re: Stockland Elara at Marsden Park 2228Apr 20, 2017 5:01 pm Hi everyone, I received a call from Elara Stockland to get ready for registration of my block next week. I am in a process of selecting a builder (top 5 builders) to get my plans drawn. The size of block is 15m wide x 25m deep. Since the depth is only 25m, I have only limited options with the most of the top builders. Any suggestions please? Re: Stockland Elara at Marsden Park 2231Apr 20, 2017 6:04 pm Hi guys, I got my unconditional approval from the bank today, no LMI needed due to increase in valuation. Thank you Jesus! Re: Stockland Elara at Marsden Park 2232Apr 20, 2017 6:29 pm Congrats... Which bank? And how much is the current market value per sq meter? Re: Stockland Elara at Marsden Park 2233Apr 20, 2017 6:39 pm yourpalcliffy Congrats... Which bank? And how much is the current market value per sq meter? Cba, 1280/sqm Re: Stockland Elara at Marsden Park 2234Apr 20, 2017 6:56 pm wow. that is awesome!! how big is your lot? Mine is 450 sqm. I don't think it will get valued at 1280/sqm. It has only been a few months since signing the contract so I doubt if it will appreciate at all. Stockland Elara at Marsden Park 2235Apr 20, 2017 10:29 pm No worries ElDream16. The builders will all try to find a house design that will fit your lot. With regards to building costs it depends on whether it will be an investment or owner occupied. Re: Stockland Elara at Marsden Park 2240Apr 21, 2017 5:36 pm Raphal761 My valuation $1215 sqm from NAB and it's exactly the same price that I bought the land. Does anyone knows why there's different treatment like this? That is usually how it works. The valuation depends on the bank/valuer. Also, has it been more than 12 months since you signed contract? If the contract was signed less than 12 months ago, the bank will not consider the appreciated value. I'm on the same boat. Although I'm sure the value of our land has appreciated by atleast 50K, I'm most definitely sure that the valuation will the same as in the contract. So frustrating, isn't it? |
