Registration is in 2018 April. Wondering how much price do I need to expect for the 24-26sqr double storey construction on corner block. Any suggestion appreciated. Thanks You MUST allow 4.5m at the front and 4m at the back. So, if your block is 28m deep, you can practically build on 19.5m. It should be sufficient if you are building a double storey house. However, the width is also something that limits your options. If it is 10m wide and has easements on both sides (typically 0.9m), you have 8.2m in width.. so that limits your options. But, the simple answer to your question is - Yes. It is a sufficient size to build a double storey home but you may be limited to 2 or 3 designs per builder. Thanks for the reply. However, there should be more than enough designs for you to choose from with a 12.5m width lot. From the latest release it seems you are choosing between a 350sqm lot and a 406sqm lot. The price difference is $37K and if I were you I would rather use this saving on my house. Just an update on my situation, I was able get hold of a corner block just before Christmas. Registration is said to be in April. What you have to do is go to the display centres and look at some house designs. Look at designs that fit a 12.5m wide block, if you like what you see, then go with that. If you don't, then go for 14.5m wide block. A wider block means a wider backyard and not a deeper backyard. Anyway, with a double storey, there are designs that will give you a 6 to 8m deep backyards... which are more than enough... I asked an employee at the builder i chose but he didn't have a clue. All he said is the house will be NBN ready. What technology are they installing? Fibre to the home, fibre to the node or a variation of the HFC network? The sales staff opened the office before the email went out and handed out all appointments to people who were "tipped off" to turn up early. Elara sales are very suspect these last few months. They send out an email at 8:30 to 9am in the morning, but before you even receive the email the appointments get booked. After I secured my lot before Xmas, my best mate got interested to buy in Elara. When he presented the idea of turning up early on a saturday without knowing there is a release, I called him crazy. Last saturday he was there @8am to be 20th in a queue. Quite interesting!! No wonder all sales appntmnts were booked out.
