My recommendation will be to have a full loan approval for land and construction. They only ask for re-assessment if there is a variation to the building contract and you are seeking more funds to cover for variations. If you have an advanced info about the definite date that subdivision plan will be lodged to LPI then you can apply for the loan a week ahead. No elaboration. The question is what do we do knowing it. We might go for it and risk delayed registration. Or bigger issue. Sunset date is next year sometime. ? My land is in stage 20 and when I enquired with my solicitor about this issue, they simply notified me that my contract states Stockland is the current owner of the land so I dont have to worry about this issue. Regarding to your case they mentioned it might be an onsale clause for other part of stage 20 in which when you do the settlement, the money will go to the original vendor instead of Stockland. I am just repeating of what I have heard from my solicitors. Please confirm with your solicitor if this is the case or not. Did you end up reserving a block of land? @dev039: $380K - $400K is a conservative estimate for a 26sq double storey house with structural upgrades, colour variations, fencing and landscaping. The sales staff opened the office before the email went out and handed out all appointments to people who were "tipped off" to turn up early. Elara sales are very suspect these last few months. They send out an email at 8:30 to 9am in the morning, but before you even receive the email the appointments get booked.
