I was able to secure a lot on Saturday at Elara. my lot size is 15mt width and 25mt depth. can anyone suggest if i can fit good size house in this block. what is the council requirement for landscap area in front and private open space at the rear? because most of the builder has plan for 30mtr depth only. i need to know that how long i can build my house for? is there a requirement that i can build only on 50% land and 50% land has to be open? @Kaycee, your input will be much appreciated. I'm feeling a little let down in regards to the width of the road, I'm not sure if it's just me, but don't you all think the road is a little narrow than what it says on the plan (16m width)? Re: Stockland Elara at Marsden Park 831May 18, 2015 1:07 pm A friend of mine bought a house and land package which located on the main road (Elara Boulevard), and you would expect the main road to be wider (as per flythrough), with a median strip in between, but that isn't the case. The main road isn't much wider than ours (Stellar St), does anyone know where the 16m width calculate from? You can clearly see in the drawings that the width of most roads is 16m, but eg the main one Elara Boulevard is meant to be 20.8m. Actually for Elara boulevard it also somewhere says "(20.8 wide & variable)". Not sure how to interpret that. I foresee your house configuration to be as follows: Maximum Width: 12.6m for Double Storey or 12.75m for Single Storey Maximum Depth/Length: 15.5m Minimum Rear Setback: 5.0m Minimum Front Setback 4.5m Side A Setback: 0.9m Side B Setback: 1.5m for Double Storey or 0.9m for Single Storey Principal Private Open Space: 75sqm Examples of double storey houses that will fit your block are as follows: Bronte 25 Glenelg 27 Chifley 22 Cremorne 28 Shiraz 23 Villina 28 Benham 24 Mk II Kempsey 24 Kingston 26 Windermere 28/32 Watermark 23 Bridgetown 33 The reality is you are better off than others who have purchased ahead of you the 300sqm lots with a 900mm easement. The house design options for these lots may be very limited. Thus it is always better to purchase a lot with at least a 15m frontage since you have more build options. NOTE: Builders such as Eden Brae Homes are now offering an 18-month lock in contract price. You can ask the other builders to match this. Been looking at the design and I like the elderton homes - watermark 23 - two storey (its 2 garage. so chop off one garage and add rumpus at the back)...my total budget for construction is no more than 300k and this one fits one very close, considering the total finish product with gold inclusions. Anyone can recommend anything else? also anyone has any experience building with elderton homes? Kindly advice. thanks We also have 10x30m. Another great option, although out of our price range, is the Wisdom Metro 27 (http://tinyurl.com/kjwo6ct). I believe the price on your land was about $306k (a bit over your budget), but it may be worth it considering the 27 squares vs 23 with the watermark.
