Browse Forums Building A New House 1 May 09, 2014 4:50 pm Hi,
I'm new to this site but already I'm addicted and loving reading peoples stories. So thought I'd add my own. My husband, 18 month old daughter and I were told in late Jan that our rental house was being put up for sale, so we toyed with the idea of possibly buying our own home. We were planning to do this in a few years time, as we had had our hopes of building our 'dream' house shattered two years ago when we had our mortgage application rejected after bad advice from our broker. So in Feb we had a look around at a few estates in different areas and looked at a few builders to get an idea of a price and spoke to a mortgage broker to see how long we needed to wait to be able to get a mortgage and now here we are, 2 1/2 months later. We have already been to prestart, our mortgage is approved and now just waiting for settlement in the next week or two. Eeeek, it's all too exciting! We are on fast track with New Gen and it certainly has been that so far! Our rep Paul has been fantastic. We originally looked at 5 different builders and once we had our land chosen we had three builders draw up plans on that block, so that process took sometime, but once we finally decided on New Gen it's all gone pretty fast. We are building a special home based on the Accolade, which is no longer on their site. Trying to find a house design we liked with a large alfresco, games room for the hubby and a large WIR for me was pretty hard, it took a while to find something we both really liked. I'll add the plans when I work out how to. I'd love to hear if anyone else is on fast track, or also building in Annie's Landing? So far we have all of our brickwork finished and are waiting on the roof to start. Our block is only 450sqm so we struggled to fit a 4x2 with a games room and a theatre room. We really don't have much of a backyard! Looking forward to seeing your plans and hearing about your journey. Re: New Generation Home - Annie's Landing 4May 09, 2014 10:05 pm Hi there. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Ok, so after numerous attempts I finally got there! Due to the orientation of the block, we had to flip half the house. We haven't signed off on our pre start meeting yet, so there are still minor changes to be made, one we have asked for is to make a study nook on the left as you enter the kitchen. I could buy a desk, but want the bench top to match the kitchen bench top. We are currently living in Piara Waters, so we are just around the corner. So many people pull a face when I say we are building in Ellenbrook! Re: New Generation Home - Annie's Landing 14May 10, 2014 12:37 pm I love what you have done with your games room. Kitchen looks like it will be nice and spacious. Our experience with New Gen has been mixed, started off well with our Sales Rep, then turned a bit sour when he conveniently forgot some things that were discussed. Luckily we had everything on email, so it ended well for us, but it would have been nice to not have to stress about it at the time. Since we went to Prestart things have been great, Prestart lady was good to deal with and so far our SS has been good too, we haven't had any issues since the build started. Brickwork took about a month because we only had two brickies but we are happy with the work they have done. We live in Canning Vale at the moment so I drive by a couple of times a week to check on progress, it's nice to see the changes as they happen, and disappointing when nothing has happened. But that's building I guess. Re: New Generation Home - Annie's Landing 16May 13, 2014 2:36 pm Ok, so now I'm getting anxious as I don't have the costings back from Prestart yet. How long did it take other people to get their quotes back? Re: New Generation Home - Annie's Landing 17May 14, 2014 4:46 pm So got my prestart estimates $26K. Over budget as expected, but I think if we take out the lighting, painting and pavers down the side of the house, we can save ourselves about $7k and come in on budget. Excited! Thought I'd have to delete a lot more of our want list!! I've been quoted $800 for my waterfall end in the kitchen and $2k for a matching study nook. Does anyone think this is expensive or about right? Re: New Generation Home - Annie's Landing 18May 14, 2014 6:30 pm Hi The Turleys, We waited over 2 weeks for the pre-start variations and even after that, there were so many things left out or wrong that it took just under 2 months to have it corrected. $800 for a waterfall seems about right (I'm assuming it's stone), not sure about the study nook as it would depend on the dimensions and materials used. Re: New Generation Home - Annie's Landing 19May 14, 2014 8:18 pm Hi Turleys, Your plan is very good. I am also building with new generation. You basically need to push the pre-start guys for the response. Make sure you read the details in pre-start carefully as we have found mistake in the variations and addendum document. I will also suggest to check out few of the variations from external vendors as I found the markup to be 100% on few of the items. So far my experience is fine with New Generation but I found there estimating teams is over pricy. Some of the variation are very highly costed in my opinion as compared to other builders.
