Me and my wife both work in city and currently living in preston,using public transport to commute to work. Very excited and nerveous in buying the first home in Melbourne. Preferably want to build my own house. I have searched few west areas such as Tarneit, Truggnina and Point cook and in north South Morang, Epping, Wollert and Lyndarum. It seems they all are bit overpriced as per their locations. I am not even sure that shall I go for old house in established are or build a new house in new esatate. Is it only me or everyone face the same situation as first home buyer ??? Please feel free to share any thoughts. These were my considerations when buying my first house. 1. Location factor: proximity to friends and families, infrastructure, shopping malls etc 2. Size of land: do you want a big backyard with a pool or minimal maintenace backyard? 3. Size of house: how many bedrooms, how many living areas 4. Floorplan: are you okay with any floorplan or you want specific placement of rooms etc? Overpriced is just how the housing market is currently. buying old house has pros and cons, same as buying new house. So yes, i was faced with the overprice issue, but who doesnt nowadays? Size of land: keen to get mininmum 450-500sqm so I can have little garden in the backyar 3. Size of house: 3 or 4 bedrooms with 2 living areas 4. Floorplan: okay with any floorplan I do not want to end up in new esates with poor infrastructure, but unfortunately affordability is there only. the maximum I can stretch to 500k just to keep myself safe from unforseen circumstances. My friend bought a 2 bedroom unit in oakleigh last year for just under 500k. If you are looking over 450sqm land, i think it's hard for you to get any in the inner suburbs for your price range. So, western suburbs are the way to go or outer eastern suburbs like cranbourne. i bought a land in truganina end of 2012. in terms of infrastructure, there are a lot to be improved in this area, but for now, i can drive to williams landing station. if you are okay with any floorplan, i suggest you try going to some open houses for sale within your price range. Go for the ones in an area/suburbs you like. if you wanna go with new estate, you certainly can get below 500k, but infrastructure is not gonna be as good.
