Browse Forums Building A New House 1 May 06, 2014 5:06 pm Hi there, Just found this forum in the past few weeks as we venture closer to starting the build of our new home. Would love any feedback you might have on our plans. It has been great reading what everyone has had to say, everyone seems to be so knowledgeable and we are draining that info from anyone and everyone. http://s34.photobucket.com/user/Roomforthekids/media/Sketch4edit_zps40404c3d.jpg.html?sort=3&o=0 Looking forward to being able to continue this thread as we start on our building journey! Re: New build, SOR Perth, Suggestions appreciated! 2May 06, 2014 6:37 pm Hi and welcome to the forum! That is a great plan. I'm trying to think of something I would change, but its all so well thought-out. Bravo The only thing I would perhaps consider is a door to close off the ensuite so the steam doesn't venture into your WIR. Love the amount of storage in each room and also in general. Re: New build, SOR Perth, Suggestions appreciated! 3May 06, 2014 6:49 pm Love the plan! The alfresco area is amazing! Only thing I would suggest is a door to separate the games room from the corridor, otherwise if you have friends over and you've got kids they could potentially get woken up. It just adds another sound barrier Our build thread: viewtopic.php?f=31&t=68804 Pinterest: https://www.pinterest.com/jadeshereejust/ Instagram: https://instagram.com/jadeshereejust/ Re: New build, SOR Perth, Suggestions appreciated! 4May 06, 2014 7:38 pm Hi there, Cool plan. Which way is north? Only thing I can think right now is the door from the garage to the mudroom seems really awkward in how it sticks out to the middle of the room. Also the small hall to the study seems unnecessary, couldn't it just open direct in to the living? Also I wonder how much the bifold window would get used. Why would you be passing things from the dining area to the alfresco? Just some thoughts though, overall very cool. Build thread: viewtopic.php?f=31&t=65085 Re: New build, SOR Perth, Suggestions appreciated! 5May 06, 2014 7:53 pm hi a couple of things that I would change have been said This list are the things I would change to suit me they may not be what you need or like. *take away the study hallway, to make the study bigger. *have the WIP and scullery as one. you could then make the scullery bench longer. *lose the Bi-fold windows and go with stacker doors. *make sure the fridge recess is deep enough. *Door on ENS. * have the meals as family and family as meals. I LOVE the MUD room!!! I wished I had one like yours Re: New build, SOR Perth, Suggestions appreciated! 6May 08, 2014 11:07 pm Thanks all for your suggestions. We have added them to our list of things to keep going back to! I feel like we are over analysing some of it, but I think we are trying to make up for not having any first hand experience at building! Hoping I can start our journey blog soon! Re: New build, SOR Perth, Suggestions appreciated! 7Jun 06, 2014 5:13 pm That is an awesome plan. Love all the storage and the alfresco area. Really happy to help with any questions etc you might have. Re: New build, SOR Perth, Suggestions appreciated! 8Jun 06, 2014 5:36 pm Great plan, everything is a great size. I second what has been said above, could only pick these couple of things: 1. If within budget, increase your ceiling height in the Alfresco to 31cse. At the size it is, it might seem a little claustrophobic ... speaking from experience on a previous build we had with similar sized alfresco, we kept ours at 28cse and it seemed we would be looking at ceiling all the time. Even 31cse with hardiboard if plaster ceiling stretches the budget too far. 2. There is only the theatre window on the front of the house and by the looks of it, it is a 6cse window at the top of the wall (I am assuming!). No other light source to the front, I worry the house might not look balanced from the road. Could you move the Master bedroom window to the front of the house and place your bed against the wall the window is on at present. This does too things, 1) balances the front aspect of the house and 2) means your not laying in bed looking straight into the ensuite. 3. While talking about ensuites ... is there a hob between the vanity and the shower? I don't like gaps between vanities and glass, too much hassle cleaning. Same in the bathroom. That was all I could find. Great house, look forward to seeing this one grow! Re: New build, SOR Perth, Suggestions appreciated! 9Jun 06, 2014 11:27 pm Oh wow, thanks guys for your ongoing suggestions! We have increased the alfresco height to 31c, my hubby spent much time counting the height of anyone's house we visited! It was something we were quite specific about as we spend a lot of time outdoors, so great to hear that it's such a positive change. We actually don't have street frontage, so hence the fairly plain front design. We have a large block, hidden from street view, so went for practical rather than pretty! Our thoughts are that eventually the front of the master bedroom wall will become a feature, as eventually (ie. when there's money again!) the pool will be around there. The showers have been a bit of a debate too. We wondered about putting a hob in at a reasonable height instead of a niche or shelf. Do you think that would be a better option Marcia? Cleaning is not my favourite hobby. We are starting to see progress though. I'm trying hard to keep up with all the terminology, and think we are at PPA stage. Few bits n pieces to change with regards to star rating, and organising paperwork, but I'm feeling really excited now. We went out to do some initial colour looking for tiles, and it was quite overwhelming. Think we might venture to another showroom that seems to have a bit more choice. Our 5 year old thinks a bright red bathroom would be perfect, we might compromise and offer a red feature tile in their bathroom, at least it won't mean changing an entire cabinet and bench top when he decides he has a new favourite colour. (Or, we might just give him bright towels instead ) But it's all ticking over. I was going to start a thread when it all got under way, but might as well keep it all together seeing as this ones still going. Next will be deciding where we most want to spend our money! I just went back and had a look at which plans were in my original post. It's changed a bit from then, I'll have to post updated plans! hi guys. Please be nice. First time home builder in Qld.
