I have posted previously on here during our selecting of the home we wanted, but thought I would make it official by creating a post dedicated to MYSELF hehe no all feedback is welcome along with other discussions. I would just like your advice on something! We have chosen to go with the Henley Lexington Lux Q1 MK2, we have added an extra metre to the back of the house to ensre we dont have an elongated hallway, which was really bothering my Parnter! Further to that we have upgraded to the Grand Theatre and have paid our deposit. We went and checked out Cosham Interiors on Sunday, WOW! We are waiting to be assigned an Administrator to book our info session at Cosham, but were really shocked when we saw the prices of the facades that are on offer. Does an Option 1 Brick Facade look cheap because we are heading over our budget and cannot afford a $22,000 facade with full render!! Also I am stuck on weather to go with floorboards or tiles! What are some recommendations? It's a great place to start to get an idea of what your standard options are. That's an insane price for a facade. We couldn't justify spending all that extra for facade either. Just keep in mind you may have developer guidelines against full brick. For example we have to have at least 20% of our facade in a different material, in our case we went for render which has cost us an extra $1140. We just went with the standard broadway facade. If you don't need the render for developer approval would you consider getting it done after handover, I'm sure you could find a cheaper price. We had our tender yesterday, wow, I walked out overwhelmed. There were extra things that I hadn't considered would add to our cost. For example:our land isn't titled yet so we have to have a provision for generator in case no electricity is available. (We will get this back) We had included a driveway in our quote, however this price did not include the drainage for the driveway, an extra $500. We may be up for more to meet the 6 star energy rating, we will find that out when they have finished drawings, but we have an extra $500 allowance as our house is not their preferred orientation. Both Lexington q1 and moneterey q1 have wide frontage so base facade will look Ok. Facade preferences are something that changes with time, so keeping it simple always pays. If you are not comfortable with broadway then I will advise Horizon- simply because it next cheapest and also not a complicated design. With the amount you save by choosing base facade you can do wonders to the interiors Also keep in mind that bank will not care what facade you choose so choosing expensive facade can contribute to danger of undervaluation. I will use that money to increase the height of the ceiling (9ft) and energy efficiency upgrades like upgrading ducted heating, roof and wall batts, sarking, additional whirly birds etc. these are the ones that will contribute to value of house. From memory- broadway facade for Lex also has a wider porch. What we decided gor Monetrey was to do stepped decking (like terraces) and then beautify front with decent land scaping for street appeal. Hey Candice15, I wasnt aware I could book the info session without the administrator doing so our henley consultant made it sound as if we couldnt! Do you know if their pricelists are online or can u only get them by going back in? How do I find out what my developer guidelines are? They have quoted us for the broadway facade but we really dont like it at all! We are hoping we can choose the bricked option then render it ourselves later down the track! And also cant believe the floorboards were the cheaper option thought the tiles would have been! How do I know if my land is titled? Both of my builds have had it although we have upgraded the facades and the bricks. I like the render but am only going by the facades in the henley book which are all digitally enhanced!! Initially we wanted the lex lux with the monterey hall set up as its a long straight hallway which the lex lux didnt have however henley rejected our changes! I love the monterey though! They honoured it for us as our info session was before the change. Tamzlat you should be able to get the upgrade list emailed to you. Our sales consultant provided it to us. Just ask them for the cosham upgrade price list for your particular house. If you are in an established area your land will be titled, are you in an estate at all? If not then you won't have to worry about developer guidelines. Great to know we wont have those development guidelines though Do u guys also recommend an independent soil test? I am guessing they may have had a bit of extra product they needed to move. Pearz we went with the Biscotti concept (cat 3 brick upgrade) we spent a lot of time looking at bricks and exterior and arguing over the colour bond colour and end the end both decided on the concept design. We went and had a look at three houses close by that used Biscotti and really liked it. TamZlat sounds like you got lucky some of the developers guidelines can be......interesting and a little restrictive. The site costs have nothing to do with title its about the fall, type of soil etc and how that impacts slab, footings etc. As for your facade i wouldn't go with one you hate HOWEVER our salesperson from Henley gave us some great advice - the facade is there for your neighbours because you don't really get the benefit of it because you're not looking at the outside of you house! So save your money and spend it inside on features you will enjoy. You can make the facade stand out by using feature render, tiling, stacked stone etc plus nice landscaping. I am in love with the home just having trouble selecting colours and facade that dont look exactly like the display home as that would be waaay too expensive! You make a great point about the facade being for the Neighbours, partner and I discussed this lastnight and are really considering a much cheaper facade with possibly an upgraded brick but nothing too flash or expensive!
