Browse Forums Building A New House 1 May 01, 2014 12:44 pm Hi Everyone,
Hubby and I are so excited to start building our first home - we chose to build with Simonds as hubby is a chippy/plasterer for them so we got to choose our tradies and also got some inside knowledge. We chose the Lenox plan as we wanted 4 bedrooms for our family (1 daughter so far) and a nice big open living, kitchen, family. So far we have upgraded the Ensuite for a bigger shower as hubby is 6f3 and also I wanted the double vanity, with the upgrade we also get the toilet behind a door, bigger WIR and seperate door to Ensuite rather than walk through the WIR, and for some reason it changed from a window to sliding door - we ended up getting this moved to the dining so we have 2 sliding and just a window back in the Ensuite; we have added overhead cabniets in kitchen and bench, splashback and cupboards in Laundry and hopefully will be redesigning the Bathroom, WC and Bed 3 to make it bigger and not so much wasted space the the bathroom. We got the letter from our Solicitor today who said the Vendors have signed and returned the land contracts so just need our signature (and of course deposit) and its all a go! Colour Selection for us is in Traralgon, VIC with Liz on the 19th of May - such an exciting but nerve wracking experience i'm sure. Ainsley, our CRC sent us some brochures last night of examples of brick colour, bench top, vaniety colours but I think it made it worse. Also there was nothing in the pack that explained what is standard and what costs extra, I know that'll be at the selection but we don't want to choose a brick we love then find out its $8000 extra or something. I would love some help in the colour selection if you anyone has used Simonds standard brick colour, we are wanting a dark colour with a dark roof but no the zinc like ive seen in the brochure, maybe more a chocolate - a picture of you brick would be so fantastic I have been reading all your threads in recent days and it makes it all the more exciting. Re: Simonds Lenox Build - Land Contracts Almost Signed!! 2May 01, 2014 1:04 pm Looking forward to following your build! I'm not sure if the brick selections in Vic are the same as SA, but PGH have Canyon (bit lighter) and Plateau that is a dark chocolatey colour. And that was a standard option brick here in SA... The only standard bricks were cream and red ones, there were no brown ones (which I was devastated about!). We were able to do a tour beforehand, however that didn't give us the full picture of what was included and what wasn't. It was only when we got to our selections appointment that we were made aware of exactly what was included. We couldn't really upgrade much, however just had to make the decision of what we wanted straight away and what could wait. Re: Simonds Lenox Build - Land Contracts Almost Signed!! 4May 01, 2014 1:42 pm Thanks Deluxes, looking forward to seeing your build progress too. Mjmelb, when did you do your colour selection? Thanks for the info, what colour brick did you decide on? Where abouts is your build? I'm finding the colour selection the hardest at the moment! Slab 19/9 Framed 22/9 Locked up 20/10 Simonds Lenox!! Looking forward to watching your build. We just signed off with Simonds as well, a tad excited now I just found this online visualizer for Simonds quite a nifty tool, it doesn't seem to have all the designs but very useful anyway... http://colorbond.autech.com.au/simondshomes/ Blogging Our Home Build With Simonds - Avalon 3512 4/05/14 Signed Contracts Land 5/05/14 Signed Off with Simonds Homes - Slightly Modified Avalon 3512 4/06/14 Simonds Gallery Appointment 4/07/14 Settlement! 28/07/14 Site Start Re: Simonds Lenox Build - Land Contracts Almost Signed!! 11May 19, 2014 8:34 pm Now I believe you all.. We have the same roof colour - sambucca and our kitchen cabinets are the same as your bathroom, cavia Lini - only in the sheen finish. It's so nice. Can't wait to see you get to put it all together and see it happen now! Re: Simonds Lenox Build 14May 19, 2014 8:47 pm jaclegg88 Now I'm trying to add some pics.. how do I do it?? You'll need to get a photobucket or imageshack account (free). You upload the pics to your account and it gives you a link to post. Then you just copy the link URL and post it in Re: Simonds Lenox Build - Land Contracts Almost Signed!! 16May 19, 2014 9:42 pm Slab 19/9 Framed 22/9 Locked up 20/10 Simonds Lenox!! Re: Simonds Lenox Build - Land Contracts Almost Signed!! 17May 19, 2014 9:58 pm I hope that worked?? Thanks deluxes. I wonder how people get their pics to just show up rather than the link.. So happy with our selections, I am a little worried about how it'll all come together but not much I can do about it! The kitchen splashback was actually the hardest to decide!! Is that the black little tiled/mosaic style one you have a pic of? We did a similar thing with black & grey mosaic. It's one of my fave things. All your choices look great and I think they'll tie in really well together Thread: viewtopic.php?f=31&t=66299 Slab: 16/6/14 Frame: 4/7/14 Roof: 22/7/14 Lock Up: 20/8/14 Fixing: 26/8/14 PCI: 9/10/14 Handover: 20/10/14 Re: Simonds Lenox Build 19May 20, 2014 4:30 pm Yep they're the ones!
