Browse Forums Building A New House 1 Apr 30, 2014 8:22 pm Hi all! My name is Emma and my hubby and I are about to start our third build. We have built two homes with hallmark but have chosen Coral for this build. We are doing a modified Whitsunday 27 on a 665 sqm block. We thought we had built our forever home last time, we have been in this beautiful home for 3 years and we love it. But last year we found out I have fshd muscular dystrophy and due to my mobility declining quickly for the past few months we have decided to attack this head on and build an accessible home closer to public transport and closer to family. So that is my story. I will post some plans once we have them back! For now though, I will welcome any tips for knock down and rebuild, accessible homes, dealing with coral or even dealing with muscular dystrophy if anyone had any advice! We have two beautiful kids aged 4 and 7, both girls. The new place will also have a pool as water therapy is helpful for me. Thanks for reading! What stage are you at the moment? Cheers Re: And we are building again! Our knock down rebuild advent 3Apr 30, 2014 9:01 pm Hi Darali, thank you! We have just paid the deposit after getting the original estimate from the sales office. we will list our house for sale next week and after it sells we will knock down the old house (or sell as a removal if we can) and hopefully then we will be ready to start the build. The planning is fun though, doing lots of research now. We have decided on showers with no hobs and two ovens. Trying to make this house beautiful but within budget lol. Building has been difficult enough for us I can't begin to imagine what knocking down and building would be like. Guess experience helps with the build process though. Anyhow, I love the whitsunday design it was our choice after the heron but then after so many modifications our design is a bit but not really like it. I hope you enjoy your build and your new home gives you everything you want. Can't wait to see some of your choices and follow your progress. Thanks for sharing. J&J Building our Home on The Coast. Our knock down rebuild advent 5Apr 30, 2014 9:43 pm Well I think it will be a nice distraction to be honest. Trying to turn this all into something positive and exciting rather than dwelling on the fact we are moving due to this challenge I'm facing with my health. What is moe exciting than building right? Emma Knock Down Rebuild with Clarendon Re: And we are building again! Our knock down rebuild advent 6May 15, 2014 8:40 am Well we listed our home for sale last night! Auction date is July 2nd. I have our plans ready but not sure how to put a pdf on here? With the kitchen we aren't sure whether to upgrade to 40mm stone rather than 20 mm and whether to do both benches or just the island bench. What do people tend to like better? Emma Knock Down Rebuild with Clarendon Re: And we are building again! Our knock down rebuild advent 7May 15, 2014 11:05 am Hi Emma - how exciting! So you're selling your current home are buying an existing property to KDR? In all honesty, I haven't got to the stage where I'm looking at kitchen benchtops, so I have no idea about 20mm v 40mm just yet. I am however, following your thread with interest as we are just now starting our own KDR with Coral (still tossing up between the Daydream 28 and Stradbroke 29 - Daydream is in front by a nose atm). Good luck with the deicion and the auction. Follow my Coral Daydream 28 build: https://forum.homeone.com.au/viewtopic.php?f=31&t=72384 Re: And we are building again! Our knock down rebuild advent 8May 15, 2014 6:40 pm Very busy, a good distraction indeed. Good luck with Action I hope you can get a higher price than what your after so you can get a few nice extras. I couldn't tell which stone is better as we are on very tight budget so just got the thinner one. Have fun with all the choices. J&J Building our Home on The Coast. Yes we are selling our current home which is on an acre to buy my fathers home on 665 sqm to knock down and rebuild. Just got the soil tests back and it came back a p due to the existing house they said. Does anyone know what that will mean in terms of extra costs? Bit worried now! Emma Knock Down Rebuild with Clarendon Re: And we are building again! Our knock down rebuild advent 10May 17, 2014 6:55 pm Hi Emma, fingers crossed for an excellent result at auction Regarding 20mm vs 40mm stone. People usually seem to prefer 40mm. I based that comment on the fact that I see much more 40mm than 20mm. Having said that, I went with 20mm stone throughout as I prefer the thinner look. 40mm stone bench is just 20mm stone with an extra bit around the edge anyway With lighter colours you can sometimes see the join after a few years - that's what happened with the caesterstone at my work. Depends on how they join it too. Custom downslope build Build thread viewtopic.php?f=31&t=61873 Blog http://www.buildingroyalmanor.blogspot.com.au Re: And we are building again! Our knock down rebuild advent 11May 18, 2014 3:10 pm Thanks, we just went and had a look at the 40mm, the join is quite obvious. Not sure what to do now... And apparently our soil is h2 but we got a p due to the existing house needing to be knocked down. H2 is still a worry cost wise. Emma Knock Down Rebuild with Clarendon Re: Our knock down rebuild adventure! Uh oh - P soil test :( 12May 19, 2014 4:14 pm Got the detailed soil test report and the soil itself is H2 and they have rated it P because of the instability that removing the existing house will cause. Dreading seeing our tender letter now!! Emma Knock Down Rebuild with Clarendon Re: Our knock down rebuild adventure. P soil tests. :( 13May 19, 2014 4:24 pm I would love to post our house plans on here but they are a PDF file, how do I get that on here please? Would love some tips and suggestions! Emma Knock Down Rebuild with Clarendon Re: Our knock down rebuild adventure. P soil tests. :( 15May 19, 2014 4:36 pm Hey there, I can help with this ^_^ First of all, check this thread; viewtopic.php?f=70&t=1272 But if you can't be bothered with that, here is what I do; Step 1 - Sign up to an image hosting website. I use photobucket. Step 2 - Uploads your photos in the same way as you would on facebook back in the day. Navigate to the photo on your computer and click upload! Step 3 - Copy/paste links. On photobucket these will be on the righthand side of your photo. Copy the [img] code to your clipboard, then paste into your homeone post. Ta-da! Photobucket has a smartphone App also, which can make the process super easy if the photos are on your phone. Now, in terms of the PDF saga, that depends on your version of Adobe or whatever program you use to open PDFs. If you have a read/write version, you can 'save as JPEG', then upload in the fashion described above. In Adobe Reader, you can also use the tool 'take a sanpshot' found under Edit. This automatically copies it so you can paste it in Microsoft word. From there you can save the image, then upload. If you have Windows 7 by any chance, there is a thing called "Snipping Tool" which is the best thing ever. It's a manipulable screenshot tool. You just drag over the area you want to snip - super easy. And you can save straight to JPEG. All ready to upload! Hope that helps Re: Our knock down rebuild adventure! Dreading seeing our tender letter now!! Has the builder given you an early indication of the site costs based on location? Do you know the result of your contour survey yet and whether there is much of a slope? Slope and soil type both impact on site costs. BLOG: http://www.ourphoenix38.blogspot.com.au H1 THREAD: viewtopic.php?f=31&t=70454 Re: Our knock down rebuild adventure. P soil :( Plans up! 18May 19, 2014 9:56 pm Yes the slope is classed as flat to gentle, waiting on the contour survey now. The builder said that h2 is generally about $4 per sqm more expensive than h1 (which we had budgeted for) plus a few extra piers required probably, so hopefully not too much more. Good luck with your site costs and your build. Really 3 times?? Lol Re: Our knock down rebuild adventure.
