Browse Forums Building A New House 1 Aug 12, 2015 8:59 am We are coming close to the end of our build. We will have the following jobs to arrange ourselves after handover and I'd love people's advice in regards to the best order to do the work and any reasons why/tips would be much appreciated Wall painting Tiling living areas Electrical fit out (light fittings from plug bases/ extra cabling for data points etc from conduits) Ducted aircon Carpets Fitted Wardrobes Window Shutters Curtains/ roller blinds Re: Advice please - order of finishing trades 2Aug 12, 2015 10:12 am Hi Ashgrove! We have to do a lot of our stuff too and are starting to think about things. So far we have come up with: Anything that needs to be done in the roof space, do first so that any mess from the ceiling cutting / going in and out of the roof won't matter. So things like data/TV cabling and additional electrical runs. Redink are doing our aircon so I guess it will already be in but in your case it may be better to do it once everything else is in place as then you will know where the ducting can go etc. Then we're going to do the next messy job which is probably the painting so it won't matter if it gets splashed about a bit! When we spoke to the wardrobe chappie he recommended doing the wardobes before any carpet or tiles go down and not to put any skirting in those areas either, so that will be next for us. Then carpet/tiles etc and finally the window treatments. I'm sure we've forgotten something or it won't work out quite like that but that's the plan so far! Re: Advice please - order of finishing trades 3Aug 12, 2015 10:45 am Thanks Nikki Great advice. one thing I was wondering was paint or tiles first. Can see it would be easier for the painters without floor coverings, but wondering if the tilers would get much on the walls... Had the same advice about the wardrobes Re: Advice please - order of finishing trades 4Aug 12, 2015 12:45 pm For long & involved reasons I won't go into, the builder did the tiling before painting in our place, and it's a complete PITA cleaning all the splattered paint off the tiles. The painters think they're too good to splatter paint everywhere, and yes they did a massively better job of not splattering paint everywhere than I'd have done ... but then I'D HAVE USED A DROP SHEET SO IT WOULDN'T HAVE MATTERED!! Sounds interesting!! Ashgrove - Not sure if you are installing your own skirtings after handover as well? I was just pondering on ours and thinking that it would be best to gloss them before fitting (again to save on mess) but I wonder if it's better to fit them before or after the flooring? I though after initially but then I thought that if you ever changed the flooring the gaps might be all different?! Re: Advice please - order of finishing trades 6Aug 13, 2015 5:04 pm Yeah we haven't decided on skirtings yet. My husband is a chippy so he will be able to do it at some point. His first job is a nice deck out in the alfresco and rear veranda. Hmm yeah you may have to change skirtings if you changed floors. I'm hoping we never change floors haha! I've got the electrical booked for the first item. Re: Advice please - order of finishing trades 7Aug 13, 2015 8:02 pm This is the order I would do them in Tiling (dirtiest Job) Wall Painting (Needs doing before fitoffs) Electrical fitoff (Done after paint) Ducted AC (as above) Wardrobe fitouts (after paint because easier to touch up if any damage then cut around) Carpets (do before final clean) Shutters (after final clean and window service) Curtains/ blinds (as above) Paint touchups. (always going to need some touchups) Building Standards; Getting It Right! Don't think they are designed for double brick. WA has a particular way of building and unfortunately that's the way a large amount of sills are finished. 3 7057 Always get multiple quotes, no matter how reasonable/cheap you think it is.
