Browse Forums Building A New House 1 May 23, 2008 8:16 pm Hi all,
Just wandering what everyones opinion would be on the best value for money house, What builder has the best inclusions, special on added items, dennis family have a good deal at the moment as do pd, they all seem to be close on what they do. Re: Best value for money house 2May 23, 2008 8:20 pm Depends on what you want. We are getting a very nice house with all the creature comforts that is value for what you pay - but is a lot more than others are spending.
I think almost all project homes would be good value for money compared to if you went to a private/custom builder with your own design. Best value for money might be a rammed earth or mud brick design built from your own materials on your property After 4 years - we're in! If you've built a real cheapie and the walls shake and the windows rattle every time you close a door, then you've got what you paid for! On the other hand if you're really going to live in it for 30 years, money should be no object if you can afford it, because it will be worth it.
Comparing inclusions is not the solution. Comparing quality is. Geoff - Decophile. Re: Best value for money house 5May 23, 2008 9:53 pm i would never decide to build a house because its cheap i.e homes now, i was just after peoples thoughts on value for money, like the 29 square home from schmorbit for around 140,000 i cant find anything to compare at that size, a lot are around 20 to 24 squares at the same price, does that come down quality or getting ripped of, at the end of the day its what type of sub contractors you get to the house you get judging by all the post on here. Re: Best value for money house 6May 23, 2008 9:59 pm value for money can also depend on other considerations. Last time we built it was a boom time. we went with a private builder who could guarantee quality tradesmen and a finish time as opposed to the bulk builders who were building more houses than they had tradesmen for. I'm not ****** here. The house behind us was built by a bricklayer with what i suspect was less training than i'd had on 6 wk brickies course with a retired brickie. it was . horrendous work but it was done by the only tradie the builder could get for the price he was willing to pay . we were in our house far quciker than most of those around us and our house had a quality finish, paying less rent in the meantime.
This time we are going a quantity builder and I'm just hoping we won't lose out on quality. Re: Best value for money house 7May 23, 2008 10:07 pm kexkez This time we are going a quantity builder and I'm just hoping we won't lose out on quality. We are building with a volume builder and I can't fault the quality so far (just reached lock-up). It all depends on the tradesmen that the supervisor hires, and the amount of timber put into the frame, IMHO. Geoff - Decophile. Re: Best value for money house 8May 23, 2008 10:23 pm no timber framing for us its double brick in the west. Re: Best value for money house 9May 23, 2008 11:47 pm Value for money. Well for me it's getting the house you want or one that you're happy with at a price you can afford. Depends a lot on where you're building too - I've found building in the country costs a lot more than the advertised price! Re: Best value for money house 10May 24, 2008 12:10 am Depends what you value for your money.
We personally value a builder who is flexible and can pull together a modern design that suits our lifestyle more than a great HT, inclusions or double brick etc. Next time around we would love a mud brick, straw bale or pre fab concrete panel house with hydronic heating and cooling. But lets get through this build first . As a tradesmen get a private inspector although I don't think there worth it in their profession themselves the reminder they serve to the tradesmen doing the work is… 3 27364 Hi, as per the subject.
