Browse Forums Building A New House 1 Jan 30, 2012 11:14 pm Hi Guys, Looking to build in the new Highton estate in Geelong, a great deal of the blocks are on a slope. Wondering if any of you guys are building in this area, i am trying to establish site works/prep for a 28sq slab (single storey, brick house) I know the cost can vary, but i am wondering what soil classification is out there and is there need for any piers? A friend told me that its a combination of silty clay/siltstone.(siltstone would break easily if encountered) I am trying to find a reasonably flat block with plenty of frontage, obviously to save on site works. Site Works 2Jan 31, 2012 8:02 am Hi Hurryup PM rocketship, she is building somewhere in Highton. One thing I do know about the Highton/Belmont area is that it is very prone to soil movement due to the amount of clay in the soil so err on the side of over-engineering your slab. My block is close by but across the river and down in the moorabool valley and likely to be very different to yours. M class, sandy silty clay (250-400mm) over impermeable clay (3m+)! "Poor-Sands overlying impermeable clays may become saturated during wet periods." which means no raft slab for me, foundation needs to be 400mm+ into the clay and ag drains all the way round. Have you thought about either Warralily or Anderson Creek estates that are opening up in the next couple of months between Grovedale and Mount Duneed on the way to Torquay? They appear to be much flatter. Make sure your on the high side if you look to buy in Warralily as the low side can get very very wet when we have lots of rain. The amount of earthworks and drainage they are building should tell you that however. Regards RiH Re: Anyone building in Highton? Site Works 3Jan 31, 2012 9:18 am We were quoted just over 65k for site works. The amount of cutting required with retaining walls will never be cheap. After visiting friends who built there we decided against it, you look out their front windows and you can't see the street, look out the side windows and you see the base of the fence. Instead we bought an 800sqm block at Lara for under 200k. Best choice we made imho Re: Anyone building in Highton? You will struggle to find a flat block in any of the new releases although some have alot more than others. Our site classification is M. As we are owner/building and designed our home to suit the fall of the land, I have no idea how much it would cost with any of the big builders to do a cut and fill and any related retaining walls. CBPH is correct that some homes are cut very deep into the site so they are well below street level, ours however is definately not like that. If I was building in the area with one of the big name builders, I would be looking at the ones that have sloping house designs. Working with your slope rather than against it is the best thing to do and will minimise site costs... Please feel free to send me a PM if you would like anymore details. Best of luck.
