Our sales officer used to be an architect so before tender presentation, he had already altered the floor plans in the brochure to what we wanted. All of which were free of charge, the only cost involved and listed were the cost of the additional shower in the powder room, the an extra ensuite to another bedroom. Even then, we still made changes after tender presentation and removed the ensuite and rejigged the plans slightly in another variation. But once the plans were signed off, the only variations we did weren't plan related.

They're probably cutting-back even further on how much they'll modify. When we first signed with them, they had a custom-build department & would do anything ... but they ditched that department/service & decided our build would have too many variations, so dropped us rather unceremoniously. So it's quite possible they're cutting it back even more, if they're either getting busier or realising they're already too busy. He was nice and a pleasure to deal with. Its a shame it went so south during pre construction for us. Re. paying variations, we did all our variations prior to signing the contract, so the total amount (contract value) included all the variations. Our payments were percentages of the total amount. We were however given the deposit process up front. They had a brochure they handed out at the sales office that gave all the deposits etc. Was told by sales guy that it would take us 12 months to get the keys to our house from the time we paid our $1200 to get the tender. Its been 12 months now, and we've only just gone to site. I assure you it wasn't us holding the process up. They don't seem to want to do more than one thing at once. Its like they are holding the "file" like a batton and you can't get more than one thing done on the file at a time. There've been lots and lots of other issues too with regards to costings and delayed or incorrect paperwork. Every request for a costing takes us 4 weeks to get through estimating. I tell everyone I see asking about Rawson to steer clear in my opinion. I feel that signing with Rawson was the worst thing we've done. Better be a damn good house considering the stress its caused me. Oh Mrs Brown Bear thank you finally someone I can sympathize with they see my number and run the other way. Trust me im too far in to pull out this has been the most stressful thing I have done. You end up so far in and having given thousands in deposits that it makes it very difficult to pull out and they know it. I'm pleased to report that we seem to have a good SS and things are going smoothly thus far. No work done today though which was disappointing, but we've had work done most other days. You would think that they'd want to get you through admin as quickly as possible so they can get your money and move onto the next house. We have speculated that we were intentionally delayed / slowed down as they had too much construction work on, but have no proof of that. We didn't get all of it back, but then it probably wouldn't have been fair on them if we did. I suggested we get a refund except the normal $1k tender fee that most people would pay, after which some people would decide not to proceed. That seemed fair to me, rather than the full $4k they charged us because it was "going to be a complex one". We probably wouldn't have gotten it back if we'd pulled the plug; but given they did, I couldn't see how they could defend keeping the money, regardless of the time they'd spent pricing the stuff they'd decided they didn't want to sell us. I didn't have to argue forcefully or anything, it just took a long time, I guess it wasn't a high priority (no longer than the other admin stuff mind you ). Re: Issues with Building with Rawson 30Jul 02, 2014 8:45 am We're building with Rawson at Caddens, building the Benham29. From the moment we met the sales guy at the Ponds (I won't name him) he was fantastic, used his architecture experience and changed internal walls/flipped the house all with in 30min of us explaining what we wanted. These were then added to a sheet (& he priced them up)well before we received out tender almost exactly a year ago. The admin process was slow, we are partly to blame as we had a set budget and kept asking for things until they fit into our figures. I must say throughout the whole process the people we dealt with made us feel comfortable and unhurried. When we were close to the finish line and not making any structural changes they submitted out plans to private certifier, it took 4 days to be approved. We are now 91days into our build, unfortunately 48 of those 91 days NOTHING has been done on site. Communication is none exisitent - unless instigated by us. We have requested 2 supervised site visits (as per our contract) and the first one was knocked back, waiting on the 2nd one. We've had some issues with pipes in the slab in the wrong place, range hood ducting with out plans to review. I'm comfortable Rawson will deliver an amazingly finished home which we'll be proud of and never thought I would say the admin process was better than the build (so far). He has alway been very accommodating and happy to let us through. I hope u can work something out with your ss, and I'm sure you will get an amazing rawson home... Not sure how many we get, but today we have requested twice that he meet us on site and he's knocked us back on the first and hasn't replied to our request to meet this sat. We were told at this visit that handover looked likely to be early August. So because of our jobs we both had to give lots of notice for leave for moving, 3 months notice for my husband. Spoke to the supervisor on this Thursday to be told handover at the end of August. Sent him a text explaining our situation with leave and he has spoken to the contractors and is hoping to have it done by end of July. When we do call him to ask what's happening we finally find out that there have been delays. apparently there were issues with the shower screens, delays with parts for the front balcony, etc. but we are never told this, we just see no-one on site for days / weeks on end. All in all its been a frustrating experience. I'm certainly not planning on building again. Have been told PCI mid November, opps Rawson insurance expires 15th Oct ... told don't worry, umn I think we will... looks like a call to our CSO is needed. Brick work completed and have been told 3 weeks till electrical rough in - seems a long time when it appears all that's needed is roof, facia, gutter ... End result we came away with more questions than answers ... Seems we are rapidly becoming project managers, we'd hear nothing if we didn't ask and the reply of: "relax you'll get a dream home" doesn't wash ... we know we'll get a dream home it's why we chose Rawson. Think our SS should read his own testimonial on the Rawson website from when they built his house. We have been really frustrated with the "delays" that we see. It seems like the SS sees a job booked in for a week, and decides to not book anything else in for that week, and doesn't re-confirm it. When I spoke with him recently to lock in PCI he told us "floors are being done today" he was very surprised when I informed him that the flooring guys had told us we were booked in for a week later (ie: tomorrow) when we met with them to choose a new laminate. I'm sure he was also surprised when he told me "garage door being done tomorrow or the next day" when it had actually been done already! We're constantly hoping he doesn't have our house mixed up with someone elses! In March he blamed it on "checks and measures that are critical and have a lead time". Thats fine, but he's the professional who knows this stuff, we are not and even just a quick text each week to let us know what is happening, even if it is "unseen" work (eg: "checking the gyprock this week prior to painting") would be better than the weeks of nothing that we have had. PCI tomorrow though! And really when we did meet him he seemed very competent and very keen to do a good job, I think Rawson as a company are just so busy their SSes have too many jobs going at once. Re: Issues with Building with Rawson 39Aug 08, 2014 1:55 pm Had a fantastic site visit yesterday - finally. We even got to climb a ladder up to the second floor and the view was worth everything. Communication is the key to most things in life and it's taken 18 weeks for us & our SS to get aligned, it's been stressful but we are all aware of each other expectations and moving forward we have regular comms set up with a site visit each month.
