Thank you for the replies on our first post and all advice was put to use!
We now have a plot of land on hold and are talking to 2 builders: Beechwood Homes (Adelaide) and Rossdale. The land is approx 750 sqm and roughly a 4m downward slope. We are looking at a split level home with a single level at front going to a 2 story at the rear.
We have been really impressed with Beechwood and love some of the ideas (not to say Rossdale haven't done). Our only concern at this stage is budget. The estimate from Beechwood would take us close to the top of our budget with a buffer of 10%. We are trying to count all the extras we would need to pay for to see if we can make it work. Its a very scary time! Our big fear is the build will be more than expected and leave us with $0 to finish the house. Beechwood keep reassuring us we should be fine but after spending time on the forum we know that a lot can and does happen. We are also worried we have not thought of everything we will need. We have accounted for landscaping, driveways, flooring and a few other bits but the fear of a $10K+ missed cost is playing on our minds.
