Girlfriend and I are looking to buy land and building a new house. Currently looking at Land in Pakenham at Lakeside, Heritage Springs or Arena (in Officer) We have decided on the Charlton 290 house by Dennis Family homes. Just wanting some advice on the areas we are looking at buying land at. Are they Ok? Anything we should be wary of?? Also is there anything that you wished you had added to your house after it was built? Any helpful info on wat to ask the land office and house builder would be appreciated Thanks Hi Fredstar, We are also looking at buying land at Arena in Officer. Have a look at their website if you havent already. http://www.arenaatofficer.com.au/ The latest land release is The Grange. So far the lots that we have looked at have a big fall on the land. We are going to wait for the later releases. But from what we have heard, Arena is going to be a nice estate. Went looking for land at Arena, Lakeside and Heriatge Springs on the w/e. Arena - Blocks are around the 660m2 for over $160K and most have a fall. Lakeside - no blocks long enough and still over $160K. Have to wait for another couple of months for the last 2 releases, but prices will be higher. Heriatge Springs - found a block at 785m2 for $159K dead flat. 21m frontage, 35m length. We have put a hold on it!!! We have shown the consulatnt at Dennis Family Homes all the plans and he said there should be no issues. Bank manager coming on Tuesday night - which should be no drama.. We are so excited!!!!! We also went and spoke to the builder. Awaiting their itemised quote. Can anyone recomend a tiler and carpet layer. Soil test for our block has come back and classed as "P". From what Ive read this is the most reactive of soil types. The report says an "M" class slab with appropraite footings is recommended. The builder is going to work out our sites costs now. Should I now be getting concerned about how much the site costs are going to be? Anyone else in this situation? Re: Building new home 11Jul 03, 2008 10:04 am Went to the Heritage Springs Land Sales Office and we paid our 5% deposit. While there we spoke to the sales team re the results of our soil test. They provided us with the compaction reports for the block.
I passed these reports onto our sales rep at DFH. He had a quick look and advised the soil compation was at 107.5% which was excellent. DFH rep had a meeting with the house building planner. They will lay a stiffened raft slab. It will contain a few extra steel beams throughout. Cost of it is b/n $3500-$5000 Anyone else had to use this type of slab? I'm building with DFH too. Paperwork can take a while, as I think it does with every builder, but from the moment they started onsite they've been like Speedy Gonzalez and are currently about one month ahead of schedule The workmanship has also been great, apart from a couple of minor issues that my pre-plaster inspection picked up but they fixed them with no dramas or tanty throwing (always a good thing ) Good luck for with everything Dana -------------------------- Building with DFH - carpet installed!
