It's not my intention to be trolling. But I don't think it's fair that an entity should forever be shown as incompetent because somebody gets annoyed. If someone can express their point of view, publicly compromising an entity, then I think it only fair that an opposing opinion be presented. That's the problem with modern social media. Someone does a search to try and get opinion about a business. They believe what they read, though it may only be a fraction of the picture. If I felt balanced perspective had been presented through this thread I never would have spoken up except to say 'thank you'. But I can't stand by and let fear and bitterness pull down someone who doesn't deserve it. Its future representation that concerns me. If people came back later and said 'I was wrong', it would be different. But that's not the way it happens. They say that building is one of the hardest and stressful things you will go through in your life, well this is our second build since 2011 and for most people these forums are used to share information and vent frustration when issues with the builders arise. Seeing as you have so much time to observe everything Bellriver does in our best interests, maybe you should observe some of the other building threads on here and realise it is normal for people to be disappointed and get angry from time to time regardless of whether the builder is Bellriver Homes, Eden Brae Homes, Clarendon all builders have these issues. As for your comments regarding site costs, I don't think you have any right to comment, you clearly pointed out to me that you did not incur any extra site costs, while some of us were hit with $11K to nearly $20K in extra costs. As for the tree that was on our block, that we were told numerous times would be removed when the site was cleared, then would be removed because it interfered with the build, you are right we told Bellriver flat out we weren't going to be paying for that to come down. But given that our extra site costs came after that discussion took place, I am sure we have probably paid for it anyway. Yes Bellriver should incur the cost of removing the retaining wall and replacing it as the contractor put the wall in the wrong place, do you suggest we pay for everyone's mistakes last time I checked I did not employ the contractor. Your comment in relation to the build taking 7 months and me pushing our last builder, our previous home commenced construction in June and by mid November our Site Supervisor was telling us that it was possible we could get handover prior to Christmas shutdown, this is why I pushed them to completion at the end. For someone who claims to be building in this development, you certainly do make many informed observations on things that only someone inside the company would know. Like many people on this thread, I have often wondered is this person for real? Now like everyone else, I think you are just a troll that unfortunately feels the need to comment everytime there is anything remotely negative being said about the builder. Regardless of what you say, if Bellriver stuff people around or make errors it does not matter how many times you comment with the positive there are way more people on here that have something negative to say, so perhaps if you could maybe just restrain yourself occasionally and let others have a conversation without having to read your ten paragraphs of explanation on behalf of Bellriver Homes, it would be appreciated. Who are you to say that these people are 'unfair' or that their frustrations are invalid? You might not agree with what other people say about Bellriver and that's fine. You are entitled to your own opinion. And by the same token, they are entitled to theirs. I have expressed both happiness and anger against the builders and developers in this forum... There's nothing personal here... It's a commercial agreement and Builders are not doing anyone a favour by trying to honour their contract.. But if I as a buyer am unhappy about certain aspects, then I have a right to comment on it...as does Bellriver to defend itself whether on this forum or in direct contact with the clients.. I have seen very little communication by the builders so can't comment on their thoughts.. Yes there were some updates initially, but that only lasted like 5-6 months... none of us here want to bad mouth bellriver... We are just sharing our experiences... It's the same with any builder or any product for that matter... You are entitled to your opinions VJH but for a lot of people the delays and changes means added costs which they may or may not be able to afford so you should not be insensitive... I do understand and did not mean to be insensitive. I would be hurting going through the frustrations Bitsnpieces and others have experienced and I never intended to minimise that - I actually tried to offer support and sympathy - to say keep looking forward to the end because it will come. I also understand that builders aren't doing favours keeping to contracts. When I've said thanks about Bell River it's because I've pushed them pretty hard and rather than them pointing to the contract they have said they would help me - which I did not expect. I came to this forum in search of information and opinions about the builder I was thinking of signing up with. The only thing I found on the net was this thread - which is why I believe what we say can have a far greater impact than first intended. I have never been on forums before but I thought it might be fun to share the excitement and experience the journey with others. I've made many mistakes along the way because everything is new to me. I have been very sympathetic until recently when I've realised its not that simple. I'm sorry if I've come across any other way. Initially I started to see people who were worried and had questions. Information helps me put things in perspective, so I can think rather than going with my first feelings. I thought others would be the same. I had sought answers for the same questions so passed the information on. Sometimes I specifically found out answers to questions people seemed to have here. At other times I had nothing to say except to try and encourage people to 'hang in there', because things do change given time. All I wanted to do was help because people seemed to be having a rough time. Sometimes Ive been simply excited and wanted to share that. I am truly excited to be building my home - something I never imagined was possible for me. Sometimes I go to visit the development site because I need encouragement - I've dreamed and imagined what my home might be like if I ever had one - and a little at a time my house is turning into something tangible - and I look at the houses on Kensington and imagine what my house might be like after seeing those. I've come back to this forum to share how happy I am, hoping others would hope with me, and I've been shut down. It's been totally unexpected. I thought I would find people here to share this happiness, but I haven't. It's just forums aren't what I thought they would be. I understand building is stressful - we've had a long wait and some people have had more to face than others. I've been going through it too. But despite this I am very grateful to Bell River - I'm a difficult client but they have been very good to me. I wanted to say thank you - it wasn't meant to be trolling. In the end I think Bitsnpieces has helped me understand why. People use forums to vent and complain. I don't think that's fair - something said in a moment of anger can have consequences. But because of that my posts were seen as contentious, though they were written with sincerity. It was never my intention and I regret stirring the hornets nest. I still believe in standing up for what I believe in, even if that's unpopular - but I've realised that we are all in different places. My excitement is seen as offensive and my logic is seen as contentious. It was never intended to be so. In the end, whatever I have been received as has no reflection on Bell River. I don't speak for them anymore than anyone else here. I'm an appreciative client - no more or less than anyone else here - but I had wanted to help people - the delays in development meant this hadn't been an easy road for anyone. I've tried to keep focused on the good we are waiting for. It is true, Bitsnpieces, that there are a few complaining voices here. But with a development of nearly a hundred houses, there are so many voices that haven't spoken. I guess they are people moving on and looking forward. Everyone has had challenges. But we all have something to look forward to. I've learnt from my experience here - I don't fit with the complaints but I can't help either. Perhaps I should have always been a silent one just enjoying what I am looking forward to. I don't know. I hope everyone goes on to enjoy their new homes. It's very encouraging to see the whole development site, and I think even Bitsnpieces lot was being worked on yesterday - there was at least landfill happening in the area. I just keep thinking about what's at the end and it's so worth it. I'm sorry for being more of a problem than a help on this thread - what began with much hope to share and encourage has been very disappointing for me too. i only wanted to encourage and share excitement. Houses Kensington road are almost done with bricking and it has now spilled onto other parts of Locosi estate and greenvale... More slabs and frames have come up across both sites...and I even saw someone moving into a house on Kensington road... Fingers crossed if they can maintain this speed then in next 2-3 weeks a lot may be achieved... Still way behind I think but atleast I noticed tangible difference today... I too had that glimmer of excitement as I drove towards the blocks yesterday there appeared to be a truck and people on our block, but my excitement was short lived, they were preparing our neighbours block for slab, so looks like one or two of our neighbours are getting a slab this week. Goes against what I was told in the Bellriver office about a month and half ago, that all remaining slabs in Locosi would be poured at the same time. I did see a few work utes around the place, which should be expected on a Saturday and I noticed the ones on Kensington appear to be complete with landscaping and fencing, but I did not notice people moving in, wow they are the lucky ones in this development. The weather should be good for camping too I did see someone moving in and I stopped to have a chat... I was just speaking abt the development in general not our lot... Nothing has happened for us apart from the slab... I got excited coz I saw some movement in brickworks.. Unless bricks happen things won't move forward for anyone... Even if they did ur slab and frames you would be waiting for bricks till all the other houses before u are bricked... On the other side, I saw them preparing for 3-4 slabs... Theoretically they can put quiet a number of slabs in a week...so may still be achievable... Hopefully the weather stays nice over the next few days and I think lot of slabs will be in... If not end of the month then give it a couple of weeks from today in my opinion.., We got our slab 2 weeks ago and waiting on frames... Just about to sign a building contract with Bell Rivers. When I asked for a copy of insurance certificate I was told it's covered by a special condition in the contract so they will provide it when the land is registered. Is this a common thing nowadays? But checking NSW Fair Trading website it also says the builder needs to provide this to owner before they can ask for any payment. Anyone receives the insurance certificate before signing the contract or paying for any deposit? I am not a lawyer but from what I was told the home warranty insurance should be provided before you pay any deposit to the builders. We asked for it and we got ours...from memory this is also mentioned in the standard HIA contract... I think you will still need to sign the contract first... But deposit is usually paid after you have recd your certificate... Again this is not legal advice - just what I can remember from memory... All the best in your build... Re: Who is building with Bell River Homes in Schofields NSW? 237Oct 01, 2015 8:59 pm For those of you in Greenvale, I noticed slabs being poured this morning (they appeared to pour another 3 or 4 slabs) not sure how many are still waiting for slabs over that side?? We went by later in the afternoon and stopped the guy driving the Bellriver ute to ask him if he knew about our block, apparently the new Site Supervisor (who we found out about a couple of weeks ago) is now also leaving (once the slabs are done) and the guy we spoke to today will be our new Site Supervisor. He tells us that our slab isn't scheduled to go down until 16th October, funny cause the last guy said our frames were ordered for mid October. So I guess atleast with that in mind, I don't have to waste my time driving by each week checking if anything has happened.
