The issue we are having is the building contract has a certain lot number... Whereas the council has assigned a different street number to our property. Has anyone had issues with the address? Re: Who is building with Bell River Homes in Schofields NSW? 162Jul 24, 2015 11:04 am Hi Everyone, Our finance issue is now resolved. How is everyone going with their home construction. Firstly, i think all of us should be happy that our land has settled and we have made solid capital gains on our purchase already. Just look around at new land releases. So congrats to all. Now the waiting part is over and the exciting part begins. It already has for some of the fellow neighbours in Locosi estate (we are in greenvale). Evertime i go past the area, i see more homes (roofs, slabs, bricks), coming up. BR have done quiet a bit of work over the last 6-7 weeks on the Locosi site. I am not experienced in building but i would think some, if not all homes in Locosi should get possession by Christmas. Thats just great. On the Greenvale side, i think they are almost ready to start construction as most, if not all plans have been signed off by client, finances approved etc. I would think, the first slabs would be down anytime now. If locosi is anything to go by, we (greenvale) should be in our homes early next year too (although the break in december might delay it a bit). I have to admit that during the process, there were times i was extremely frustrated. But in the end, its worked out well. 3-6 months delays in development of this size is quiet normal from what my friends in the industry tell me. BR (and CSO we deal with), have been extremely helpful with our numerous questions. Since the land registration they have been very proactive in following us up and getting all documentation ready.I think the project of this size is a first for them as well (compared to some of the other Sydney Builders), and they would have learnt along the way. So, after all the delays and hiccups, lets get excited and hopefully we will meet each other soon as neighbours. I usually drive past the site on weekends. We are building on Liam Street, so if anyone is visiting - and would like to say hello to a future neighbour, then feel free to drop me a line. You have to pay for developers usage of all amenities during the build, whatever the cost to the developers, they divide it between all the owners of the blocks. That also includes land rates for that time period 2. You are in charge of getting rid of any trees and dirt left on your block. Start searching for ways to get rid of it and ask your builder to leave it on the front of your block rather than out the back and you have to lug it up the side of your house. Once the developer reaches registration they won't move anything more. It sucks but that's the way it goes! We looked at bell river, but went with Mac j instead as there is no wait to start building with Mac j. As soon as our land registers we can start building. We are on Chester street on the high side. We are currently waiting on land rego, so frustrating. Can't wait to be at the building stage you are at! Re: Who is building with Bell River Homes in Schofields NSW? 164Aug 07, 2015 11:16 am hi Mayjong I'm so happy things worked out for you yes there have been tough times for all - so many of us first time learning about this kind of experience, and the builder their first time. But in the end I am convinced this has got us far better and more personal treatment than any big builder would offer. You only have to look at how every house has been individualised to see something is there that's not normally offered in packages! So exciting to see things happening so fast every time I go down I don't expect to see much (every few days, I just can't keep away ) but I'm always amazed. Really looking forward to meeting future neighbours, too. So maybe one day we will happen to see each other. Mon2711, about the land clearance, Bell River has on the contract that land and house will be cleaned before hand over - so no worries about carting big logs. Unfortunately in Greenvale it's master planned - supposed to look better overall but you don't get your own choices on the outside. If you don't like what you have, think of what you can do to make it your way over time - plant trees, repaint rendering and driveways, these things can make a significant difference. But in the long term it will be your investment and life experiences that have you falling in love with your home. I'm sure you will discover that in time. All the best with everything. Re: Who is building with Bell River Homes in Schofields NSW? 170Aug 09, 2015 10:15 pm Hi all, I am in Greenvale, couple days ago Bellriver informed me Council /certifier state once the building is over ceiling height 4.5m there must be a certain distance for the second floor off the side boundaries. in my case they need to remove 100mm from somewhere within the second floor to meet those guidelines. I asked them for specific document. but no reply yet. Does anyone encounter this? I can see they have put up most of the frames on Locosi but not much else has happened. Some frames have been up for weeks but no work since then. We are in Greenvale and it's been 2 months since rego and still nothing has happened. I was under the impression they would move quickly post registration. Would people like to share their experiences? Re: Who is building with Bell River Homes in Schofields NSW? 173Aug 26, 2015 6:48 pm Hi Mayjong, We are in Locosi, but still no action for us either, unfortunately we had a very large tree on our block that required approval to remove, that came through towards the middle of July but we are still waiting for our construction start date. It's really good to see how quickly some of the houses are moving, I hope ours will be the same once construction actually commences. Have you been given a site start date? It also says the Contract Period is 48 weeks, so projected contract completion date is July 2016. I hope it wont really take this long! Re: Who is building with Bell River Homes in Schofields NSW? 175Aug 26, 2015 9:23 pm the builders have a lot to get through, but one or two weeks makes a huge difference - particularly to single storey houses (the doubles seem to lag a bit). With around a hundred homes to be built, and each one individually dealt with, it's clearly going to take a little while for things to start rolling. But the contract period is the time to completion to protect both you and the builder, and is not necessarily as long as it will take. The first one to be finished, the first single on Kensington Park, looks like it might be completed soon - making about a 16 week completion period. Once bricking starts on a single storey, they've been getting through within two days (from rough observation). Things are going to change on site very fast over the next couple of weeks. I've been told the builders goal is to complete single storey houses within 22 weeks and doubles within 24 - not sure if that's from the time the slab is started? The slab and frames are in for a lot of homes but that doesent really take that long. Some homes have had frames for more than a month but nothing else. It seems the builders can't organise their trades. If anything building 100 homes should be more time efficient than building one or two homes if you allocate the trades correctly. No back and forth between trades. It's been two months and they still don't have the homes bricked on Kensington park road. Looks like they only have one or two set of brickies on the job. Going by the speed I wonder when the last of the homes will be bricked and ready for internals. Still no work on greenvale apart from a couple of slabs. There's a LOT going on today at both sites - busier than I've seen it yet. Pretty much all the slabs on the first stage of Locosi are being done today, from observations. There was a big pause on my place for several weeks and now things are back on track and moving as fast as first expected. I'm just wondering if there was something happening that they've now got past - perhaps workers sick with the recent onslaught of flu plus the eight days of impossible rain? Just guessing though. On the other side are all singles, so they should brick quickly. I know it's hard waiting when the wait has already been long, but I honestly think we shouldn't jump to conclusions about what is ahead being slow. I think things over the next two weeks are going to make the place look very different. I'm currently living next to a house that started building last November and places on Kensington Park Road have caught up to it. The house next door is being done by a well known builder.
