Browse Forums Building A New House 1 Apr 20, 2014 9:10 pm Hi all, Quick intro - my wife and I have been on this journey for about 18 months already, and we're a couple of weeks away from signing contracts with Henley. We are building the Monaco Nouveau Q1 Mk2 at Ambrosia estate in Cranbourne. Our land doesn't title until August, so there's going to be a lot of waiting between now and then. We're doing a bit of offroading every week or two to check on the land progress, and so far we have underground power, NBN fibre and some gutters in our street. Some of the other nearby streets already have their nature strips, footpaths and crossovers done and street lights in, so progress seems to be pretty steady. The major changes we made from the standard Monaco Nouveau Q1 Mk2: - Upgrade to 9' ceiling height and 2400mm door height throughout - Larger bath to ensuite option - Square-set cornice throughout - Double glazing to all windows (Henley promo back in January) - R6.0 insulation to ceiling, R1.5 to internal walls, soundproof insulation to theatre Haven't done our electricals yet, but the main thing there is going to be more double GPOs, some junction boxes for pillar lights, and location of batten light fittings as we will be doing our own LED downlights after handover. Not surprisingly, there were a few things that need to be fixed: - Manhole to be moved to garage - Swap portrait door and dishwasher space in kitchen island bench - Delete bulkhead on WIR entrance in ensuite - Move wall mixer/spout in main bathroom to underneath window All up just over $265k. Electrical and contract appointment on Thursday. We are going with Clipsal pushbutton LED lightswitches throughout, IR remote dimmer in theatre and master. We'll be adding a bunch of double GPOs in handy spots - pantry, linen cupboard, above laundry benchtop, behind TV space in theatre, family and kids area and in bedroom 2 wardrobe (for NAS/UPS.) Also moving some batten light fittings and adding some junction boxes in the ensuite, as we'll do our own LED downlights and some wall lights after handover. Land has titled and we have taps now! Also finalised our floor plan and electrical (even more power points!) Just thought I'd jump on and post a quick update. We got our slab today! We also met our builder, by complete chance, as he came by to start the set out while we were having a stickybeak. He tells us the frame will start tomorrow. Really excited to see some progress after so many months of delays.
