Browse Forums Building A New House 1 Apr 19, 2014 6:04 pm Hi all, just wondering if you wouldn't mind looking over our floor plan and checking it for any flaws. We've done it ourselves, and may have missed something! It's on an upslope, so entry level is lower level, and living etc is upstairs. Backyard is accessed from the upper level. Thank you!! Maybe an issue with your browser ?
Or it could be that the images were taken by a camera and are large so take a while to load. Patience might be the key here. Cheers, Si Building & Design Consultant Re: Floor plan sanity check 10Apr 20, 2014 12:22 pm Ekin, the only thing I can see is keeping the WC's separate in Ensuite & Bathroom. Re: Floor plan sanity check 11Apr 20, 2014 2:02 pm Only things that i noticed (most are small things, plans look pretty good though) - WC for ground floor. Would separate the toilet from the bathroom. - Allowed room in Laundry for washer/dryer? Guessing front load, under bench is planned. Just making sure it was thought of. Would hate to get into a new house and find you have to cut the bench to fit the top-load washer - Enough room in master bedroom to fit your bed? Assuming it is going between the two 600 or 900 windows? Looks to be pretty close for a standard queen bed (2200mm), unless you plan on having the bed come off the Ensuite wall, or do not own bedside tables (or don't mind them being in front of the window). - Doors to Bed1/home office open into the middle of the room. Is this by design? You will have some space behind the door opening and the wall where you won't be able to put anything large. Could be wasted space (but then again, this house is huge!) Consider moving them opposite a wall so you can put some door stoppers in, prevent them slamming shut when the wind blows. - Consider cavity door for door between kids zone and walkway, otherwise the door has nothing to hold onto to prevent it slamming shut. - Door to Kids zone to outside, consider moving south a little bit so it is flush with the wall for a stopper as well. Nothing major. Otherwise the plans look great! Wish i could afford a house this big My Noosa 23 Build - viewtopic.php?f=31&t=72782 Re: Floor plan sanity check 12Apr 20, 2014 9:41 pm Thanks TiredHalo for uploading them for me - not sure what's happened there! Thanks everyone for the comments, and glad you like the plans. We've spent so darn long on them I don't think we'd notice if we'd forgotten the kitchen!! Now for the specific comments: Doozer1905: we've been going back and forth in our minds about a separate WC in the bathroom and ensuite. On the plus side, they do add to the practicality of a house, but the downside (in our minds anyway) is that they wouldn't have outside ventilation and natural light, so could potentially be a bit dark and smelly. We have a spare toilet upstairs near the laundry, so hopefully that will avoid any early morning panics. Including the toilet in the bathroom also means the bathroom /ensuite appear bigger and more spacious (at no extra cost). whzzz28: thank you for all your comments! Yes, the laundry is going to have a front-loader - it's the only way I can think of to justify getting rid of my 16 year old washing machine . In the master bedroom, our idea is to have the bed against the ensuite / WIR wall - there's a nice view looking through the windows at the front of the house. The toilet is against the opposite wall, and the shower pipes will go through the WIR wall, so hopefully it won't be noisy in the mornings. We could possibly move the windows on the side wall to give us a more space if we change our minds later. The door into the home office - it's in the middle because we're planning a cupboard on the right hand side. Draftsman forgot to include it though! We'd like to put a bit of a distance between the office entry and the bedroom entry, so that any clients don't feel like they are walking into our bedroom by mistake. I like the idea of moving the bedroom door though - originally we'd intended to put it directly in line with the lounge / staircase walkway (with a window beyond), but this would certainly give us more privacy. Door between kids zone and walkway - will have to reconsider this. Door from kids zone to outside - that'd be the draftsman again!! Will definitely fix. The house actually faces North East (not South). We are a bit worried about the morning sun coming into the bedrooms in summer and heating them up, so the funny lines next to the kid's bedroom windows are actually shutter-type things to block some of the sun. As for the size of the house... well, we have three noisy kids and a crazy dog, so need room to move . We've designed it so that we can build it in two stages if money gets tight - second stage will be the master bedroom, home office, garage etc. We'll also be project managing it (!!!) to try to cut costs. Stage 1 will be 285sqm, with an extra 97sqm for stage 2.
