Thanks everyone for the comments, and glad you like the plans. We've spent so darn long on them I don't think we'd notice if we'd forgotten the kitchen!! Now for the specific comments: Doozer1905: we've been going back and forth in our minds about a separate WC in the bathroom and ensuite. On the plus side, they do add to the practicality of a house, but the downside (in our minds anyway) is that they wouldn't have outside ventilation and natural light, so could potentially be a bit dark and smelly. We have a spare toilet upstairs near the laundry, so hopefully that will avoid any early morning panics. Including the toilet in the bathroom also means the bathroom /ensuite appear bigger and more spacious (at no extra cost). whzzz28: thank you for all your comments! Yes, the laundry is going to have a front-loader - it's the only way I can think of to justify getting rid of my 16 year old washing machine . In the master bedroom, our idea is to have the bed against the ensuite / WIR wall - there's a nice view looking through the windows at the front of the house. The toilet is against the opposite wall, and the shower pipes will go through the WIR wall, so hopefully it won't be noisy in the mornings. We could possibly move the windows on the side wall to give us a more space if we change our minds later. The door into the home office - it's in the middle because we're planning a cupboard on the right hand side. Draftsman forgot to include it though! We'd like to put a bit of a distance between the office entry and the bedroom entry, so that any clients don't feel like they are walking into our bedroom by mistake. I like the idea of moving the bedroom door though - originally we'd intended to put it directly in line with the lounge / staircase walkway (with a window beyond), but this would certainly give us more privacy. Door between kids zone and walkway - will have to reconsider this. Door from kids zone to outside - that'd be the draftsman again!! Will definitely fix. The house actually faces North East (not South). We are a bit worried about the morning sun coming into the bedrooms in summer and heating them up, so the funny lines next to the kid's bedroom windows are actually shutter-type things to block some of the sun. As for the size of the house... well, we have three noisy kids and a crazy dog, so need room to move . We've designed it so that we can build it in two stages if money gets tight - second stage will be the master bedroom, home office, garage etc. We'll also be project managing it (!!!) to try to cut costs. Stage 1 will be 285sqm, with an extra 97sqm for stage 2. Thanks again! i would suggest nothing is unreasonable for PCI. we did all sorts, including checking the hot water, checking all the GPO's had power, testing that the showers were… 9 98695 i thought the flipped plan initially but bec i want narrow pathway from entry to dining (dont like bend), also cannot fit the… 7 17285 Hi, Seeking volume or semi-custom builder in victoria(east), which have existing double story wide floor plans.
