Browse Forums Building A New House 1 Apr 17, 2014 1:40 pm Hi, I have chosen Burbank as the builder for building my first home. I was told by the sales consultant that the build time will be 18 weeks guaranteed. But when my contracts was prepared I can see that the build time is given as 230 days + 30 days for delay. I am building a 26 squares (Alder 26) with minimal variations. I am a bit confused and concerned now. Is this normal in the contracts ? I need some expert help from people who are already in the path of building or completed their builds. Your help is very much appreciated. Thanks. Regards, Pradeep. Re: Build Time in Contract for a Single Storey Burbank Home 2Apr 17, 2014 3:28 pm Hi, Congrats on your signing with Burbank, I am only at the initial contract stage with Burbank and so far have being good to deal with, so i apologise if i dont help at all! I was told it would take around 3 months to get the build ready from contract to arrange access to site/materials etc... plus build time, however once the build commences it will be around 3-4 months until handover. Hope I'm wrong and it doesnt take that long for you! (and me) Re: Build Time in Contract for a Single Storey Burbank Home 3Apr 17, 2014 6:45 pm Hi, I'm building with burbank, hasn't finished yet, but SS said the handover will be about the end of May, so the total build time will be about 16 weeks plus 2 weeks for preparing slabing. So far so good Re: Build Time in Contract for a Single Storey Burbank Home 4Apr 17, 2014 7:05 pm The contract has it well padded out in their favour. Advise them that the construction period in the contract is excessive for a house of that size and you wish to have it revised to a more reasonable term. I built with them and advised I wouldn't be signing until that was amended to a period we both agreed with (amongst other changes to the contract). It was then reduced accordingly. They will hand over well within that time but you want to ensure that your liquidated damages kicks in to cover your expenses if they drag it out too long.
