No longer custom build - we decided to go with Metricon as they had a floorplan that suited us, and may work out better with the floorplan. Unfortunately it's not on bearers & joists though, it's on slab and there will be a site cut. Elevations on Page 4. Building the Metricon Helsinki - now rebadged in Designer brand as the Metricon Berkshire. Updated floorplan attached. Also just as a thought, your front /garage internal access your 2 points of entrances into yr house is quite a far distance from your pantry. Only pointing this out as I mainly do the grocery shopping at my pl and I would hate to be lugging heavy grocery bags from where your garage access to your pantry at the other end of the house? Just a thought to consider. Otherwise it's a lovely plan. Good luck with your build, we just finished a KDR ourselves(waffle pod slab). Re: Plans! Yes, we'll have to have a pit sorted before we KDR, currently we're only in concept phase so guessing still 6+ months until KDR. You're not the first to point out the length of space to the kitchen / pantry, and initially we had the kitchen next to the laundry on the north side. However, that didn't make good use of the north light, and we really wanted the living use the north light and also make the best use of the backyard (which is literally unuseable at the moment). Another point was to keep the beds a reasonable amount of space away from the living. So that's the compromise I guess Re: Plans! Hi Rondy, that's interesting, as we too got a quote with Jemena and they charged us $3362.80 to be exact and we were quoted 18 metres of cabling, as the nearest power pole to us was across the road from our property. We also got Jemena to do the work and it was done in a timely matter and didn't hold us up. Why I was asking re:under ground pits for KDR scenarios, as I got some information from someone who's also doing a KDR in Melbourne and they believe you don't necessarily need to install an underground pit when doing KDR and thus saving themselves $3300 by not installing one. I have yet to speak with them and confirm what they did? Not a homeone member. Can anyone else clarify this point if your doing a KDR can you avoid cost of installing an underground pit and furthermore I heard some homeowners have been lucky enough they don't pay for their underground pit depending on the, area? Not sure how that works? We were required to do the underground pit by Henley as they won't connect to above ground power. I think it depends on the builder. See how we go! Would be nice to be out of the ground by Feb-ish next year. Having said that, we've waited 6 years to get to this point, so a few more months isn't that big a deal! One thing.. - Do you want/can you fit the dishwasher beside the sink? You've got got your own reasons for having it in the island I'm sure - probably closest to where you need to unstack them? I can just imagine a scenario where you have a pile of dishes to be rinsed and/or stacked, you'd need to turn around to pop them in.. Then again if you have your bins beside the dishwasher that kind of makes sense. Personally I put bin, sink, then dishwasher (scrape, rinse if needed, stack). You can then jam more drawers in your island then or use it for sitting on that side if you are so inclined. Depends if you want stacking or unpacking to be more convenient lol.
