Great news on your site costs. We had $8,000 provisional put into ours due to the location of the block so that will be a nervous wait for the final bill, really hoping it goes down and not up, crossing toes and fingers. We also have p class soil (mainly due to clay) and got an h2 raft slab so that pushed the cost up a little. [sneakersss] Re: Henley Homes 86Jun 17, 2014 12:27 pm Hello, I've signed up with Henley and have selected and paid an initial deposit to take me right up to tender stage. There were hold ups in the titling of land due to the land developer, and as a result as advised to me by the builder, in order to 'lock in' the house prices originally quoted, I would have to sign a future pricing matrix document. This document states that for every 3 month period greater than 6 months since the initial deposit was made, that $2500 would be added. I felt that although it was a bit rough, I thought it was fair given it wasn't the builders fault the land titling was delayed. Now at the 11th hour, prior to going to tender, after having to chase them on when the tender appointment will be, I've been advised that "due to a decision made by the GM of the company" the base cost of the house of the initial quote will be increased. The cost to me now is an additional $9000. I feel I have been misled in the sense that I've been told that by paying a non refundable deposit, I was locking in pricing, and now have a difficult decision weather to continue with Henley or pull out and loose my deposit. Any advice from the broader collective wisdom? Re: Henley Homes 87Jun 17, 2014 12:35 pm That's odd - when the increase was first mooted for us - we were told if we got in before the end of the month we'd be OK. We did - and the price went up $10k but ours stayed the same. So happy we did. We found the build was good - the only issues happened in the negotiation stages. Re: Henley Homes 88Jun 17, 2014 1:09 pm That is odd, we also paid the initial deposit two days before the price increase to "lock in" the price... our house price has gone up $11,500 since and we hadn't been asked to pay any extra to compensate for it. If you still want to stay with Henley I would push them in saying "i paid before the increase therefore i AM entitled to those prices" not the extra $9000 cause that is ridiculous amount of money. I turned up to tender to be told my fixed site costs weren't going to be honoured. I argued and they gave in. Its worth a shot. We didn't pay a cent more and kept the promotion that was running at the time. Re: Henley Homes 94Jun 17, 2014 4:18 pm Thanks for your responses. Initial deposit was late October 2013 (land was supposed to have titled in November). Land titled eventually in late May. I had a discussion with the Sales rep today. He's seeing what he can do, but is saying the build maybe delayed which will push it in to the next $2500 penalty bracket. He states he's arguing my case. I have advised I am looking to pull out of the deal if this goes ahead. I feel that perhaps there have been some recent intentional delays from Henley, as I seem to be the one chasing them for updates on progress. Even with their 3 monthly $2500 penalty, I feel this is an unfair charge, if Henley are the ones delaying the process. What I've been told is that there's been a lot of delayed titling recently, which is impacting the company's bottom line given they have locked in those prices. I was hoping to hear from others who have been given the same message from Henley this week as I believe this decision from the Company General Manager has only just recently been passed down. I will update you once I find out more in the next day or two. Re: Henley Homes 95Jun 17, 2014 4:26 pm That's a bit harsh, we signed last Aug 13 however in November my admin said if titles were gonna be delayed she would have to get me to sign a form for another 30day extension... lucky for us we settled end of Dec. They have rise clauses in their contract but things are still strong so there may be some room to negotiate. The catch is that Henley cant give you fixed site cost if soil test hasnt been done. For me, I managed to get fixed site cost even before soil test was done (I pushed my admin really hard to get fixed site cost). We considered Henley early on but there were two factors that… 1 11498 Ask for references and speak to them. If they are defensive or try to avoid the request, walk. 1 76463 I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
