Browse Forums Building A New House 1 Apr 14, 2014 11:29 pm Can't really make a decision at the moment , it's already a 45 sq home, to get ensuite to all bedrooms upstairs (extra 3 sq) costs $20K, we are building in a well establish area where most residents are families with kids. 45 sq is big enough for my family but we are thinking of resale value too. If you had this $20K, how would you spend it? Option 1 - extra 3 squares, including ensuite and WIR to each of three bedrooms (master bedroom has already had an ensuite), in total it will become a 48 sq home with 4 bedrooms + 1 study + 5 bathrooms Option 2 - keep the current floor plan which is a 45 sq home with 4 bedrooms + 1 study + 3 bathrooms, but with better tiling and stone bench tops in bathrooms Which one would you choose? I have 6 kids so for them to have a ensuite each would be sooo good , cleaning them would be hell lol . I have 7 bedrooms with 3 bathrooms . Maybe could of done one more if I had the money . The thing is when they valued my house the couldn't value it because no one in the area had a 7 bed home so they had to value at a 4 to 5 bed home . If you don't need them all with bathrooms then having better quality stuff might be good in the long run . I think if you have a 4 bed home then in my opinion 3 bathrooms should be fine . We have ensuites to the guest and my daughters room and for the son we have made it so the passage leading to his bedroom and the common bath can be locked. We did go for stone throughout as well to keep the look consistent. If I had to choose I still go the ensuite route. How many kids do you have, if its two maybe you can cut back and meet in the middle so you can get some of the finishes. 20K seems pretty low for a completed bathroom..... I couldn't imagine anything worse than cleaning 5 bathrooms. My kids can have ensuites when they get their own place, in the meantime cleaning one bathroom shared by several messy kids sounds far more appealing. As far as resale, that many bathrooms would put me off to be honest. I'd rather the overall finish be higher. But hey, we are all different and if it seems appealing to you then go for it. Cleaning two + powder room in my current place is enough for me. No one died and they all learned to share very quickly! Nowadays we seem to need a living space for everyone, a bedroom for everyone and now a bathroom for everyone. (For the record, I definitely think 6 people and one bathroom is way too small, and would not suggest people go back to that sort of arrangement!) Realistically though 3 bathrooms should be more than enough for a decent sized family. I would definitely go the upgrades. 5 bathrooms would terrify me as a buyer, I'd need to buy shares in Pine o'Cleen! I wouldn't be put off by 7 bedrooms, I probably wouldn't be able to afford it though!
