That's why it's an acoustic wall. So your house back onto it. Also to help with noise your house is required to have upgraded insulation and glazing on windows as it's a requirement and has to be approved by stocklands Re: Willowdale Boundary lots 4Apr 14, 2014 10:11 pm I don't think there will be a lot getting into the house but I'd be surprised if you didn't hear something from the yard. From someone that's lived on a couple main roads before, as long as the road is relatively flat and doesn't have a set of lights/stop sign/crossing etc the noise will be a lot less, the cars maybe moving fast but with few revs and just swishing past. If it has any of those things you get squeaky brakes, trucks downshifting and restarting etc etc and they're the real traffic noises that drive you nuts. As a final point, even if there is no noise at all, some people will always expect it to be terrible so you're likely to achieve a lower resale price than the same house in a different street, so the price of the block should be less than a similar on another street even after you've accounted for whatever the acoustic insulation adds to the cost of your build. Will there be a huge disadvantage having block backing the main road ? With the noise wall do we still get lot of noise ? I don't see it as a disadvantage but that is somewhat dependant on where you are. For example if you drive to the end of the development you'll see the acoustic wall is set further back. That's where we are, it means we are 2m further back. Realistically you'll hear noise when your outside.. However there are many additional requirements made by stock lands for camden valley way properties. Like I said acoustic insulation, double glazing etc. if you aren't going through a builder house and land package make sure this is all included in your quote or else your house won't be accepted. Best of luck with it The advantage with our properties is that while they are widening the road they are doing it on the other side of the road thank god. While yes, the land is cheaper it's not much. There's such fierce competition for land around there that you'll still make a profit reasonably quickly if you decided to sell. Every time they release land the price has increased by $10-15k. Also most land backing onto camden valley way was purchased by builders as they have more experience with "difficult" sections. I figure if I can live on princess highway this'll be a walk in the park lol Also there are no plans for lights at my end .. Not sure about towards the entrance. I have a block backing onto the acoustic wall, near Patrol St, & when I visited the block recently I stood at the front & back, then on the kerb across the road. The noise insulation was best closest to the acoustic wall, still acceptable at the front of the block, but was noisier at the kerb adjacent to the block across the road. It seemed that the noise from the road was going over the top of my block to a larger extent, & may possibly be noisier for the home that will be located across the street. It may be possible that a lot of the sound will bounce off my roof, & be dispersed rather than go across the road. I purchased my lot as a house & land package. My land is 260m2 (10m x 26m) located in claymore NSW. Under campbelltown council.
