Browse Forums Building A New House 1 Apr 09, 2014 9:35 am Greetings ! I am about to sign a contract with a major project builder to build a two storey house. However I am doing my floor coverings. I am using tiles downstairs and bamboo floating floors upstairs. The project builder wants to finish the project fully, then give me the keys and only then I can do my floors. Please note the builder is tiling the wet areas (Toilets, Bathrooms, Laundry) except the kitchen. I am confused about what conditions can I negotiate with them to facilitate this. We spoke about the skirting boards, they agreed not to fit them on the walls, a job that I will do after handover. Is it a wise thing to do? What else should I consider ? will I face problems in the kitchen area? Doors? any other areas? Well... In other words "Which items should be fitted after floors? " Many thanks ... Re: Using Project Builder but doing my floors 2Apr 09, 2014 12:16 pm If tiling downstairs, and you don't want steps going into the laundry & any downstairs bathrooms or toilets, make sure the builder KNOWS you don't want a step. Most project builders by-default have these areas stepped-up slightly from the general floor area, which you don't notice when you've got carpet, but if you've got tiles throughout downstairs you might not like the look (or the toe-stubbing pain) of a that small step-up. If you're getting the builder to do all the tiling, they'll usually ask if you want these wet areas to be built at a lower level to the rest of the house (ie. allowing the tiler to make the whole thing look level). But if you're not getting the builder to do any of the flooring, it might not occur to them to ask you. So just be sure that however they build the house is going to allow you to have no step into the wet areas (assuming you want no step into the wet areas of course ). This is something to discuss with builder, I think it will be better to have them levelled. Any other suggestions ? We just realized our standard skirting of 10mm thick is too thin to cover the 10mm expansion gap requires for bamboo flooring. So our only option is to replace the skirting (which may affect the architraves if there were the same thickness) or have beading and scotia.
