A week or so away from Practical Completion we have only just been advised by Masterton that an Occupation Certificate is required before we can move in. They told us this could take several weeks (!!!!!) after we receive the keys. They said they need to chase up all the trades they used for documents used in the OC Application. Something doesnt sound right here. We are getting no help from them (ignored emails, calls etc), and have had somewhat helpful advise from the certifier employed by Masterton, but need some more help. Can someone who has built with Masterton please shed some light on this process? After 14 months I have lost my patience with this company and am at my wits end. Surely we arent expected to pay the final payment without even gaining legal access to the house??? The infuriating person at Masterton said "its ok because you can still move boxes into the house"......seriously?? My understanding is you can move in on this and then when they have everything in order/ you have your works done that may be required such as driveway or retaining then they/you book in the OC inspection. Talk to your Site Supervisor he should be able to clarify further regarding this. We explained to ours (still building) that we would not have our driveway and retaining etc done straight away and he advised us of the same. Check on the costs because you would only be covered for one inspection by M. I hope that helps. When we contacted the certifier directly that said usually you get an interim and then a final so I have no idea why Masterton said this. According to the certifier we have to have some basics in place before we receive the interim (steps outside of laundry being one thing) so I hope thats all there is to it. Unfortunately we do not seem to have a site supervisor who is interested in us or wants to guide us through this build so my faith in him is non existant. If so, the bank won't pay the final payment without receiving the occupation certificate so its a mute point. Yep we have a home loan - Im just waiting for the bank to call me back as I have asked this very question to them. Im hoping payment wont be released until certificate is received because Id like to think thats incentive for Masterton to hurry up Re: Masterton - Occupation Certificate 6May 30, 2014 2:25 pm Your building supervisor would or should have told you what you need to do to qualify for an interim occupation certificate. If you have any "by owner" items on your plans, then that could be a complication. For example, you might need to build a patio under a set of doors, if Masterton aren't building the patio for you, as per your building contract. If you're connecting the electricity and/or gas, be sure to keep the certifications from the tradesmen, and email copies over to your certifier when you get them. You don't need landscaping, driveways or footpaths and cross-overs restored to qualify for an interim. You can't legally move in without an interim. All the basic safety checks and inspections should have been done before you get your interim and Masterton would have coordinated with your certifier for those. (Or should have.) So the "final" certificate is basically the one that tells everyone you finished the gardening. For NSW, at least, a final is not required for anyone who has resided in a home for more than 12 months. Which makes sense I suppose, as I suspect most home owners in NSW would have no idea whether they have got a occupation certificate from someone, unless they built or bought a relatively new home. I finally finished my landscaping, but it took me 6 years. Do I not need an occupational certificate in order to sell the house? Can anyone recommend a 3rd party company, other than local council, who can provide a an occupational certificate?
