We fell out of love with Simonds for a bit and didn't want to bring anyone down from the excitement of their own builds with our issues, so thought it best to try to work through it all before we jumped back onto the forum. Very briefly, our learnings from the past month or so are: 1. If something looks wrong to you, speak up! It's your home. Don't assume that everyone has done what they're supposed to do. 2. Engage the services of an independent building inspector for at least your frame and pre-plaster stages. Once the plaster is on you don't know what potential time-bomb is sitting behind it. Happy to answer any questions, but now back to the fun.... and photos! Front (guest) bedroom window. The panel to the right of the window will have feature tiling that we can't wait to see. That almost sounds too soon and too quick a build, but the sooner we stop paying rent the better so we'll be optimistic and see what happens
When we go around on the weekend there are tradies there working hard even on Sundays so perhaps Simonds are trying to get current builds off the roster as soon as possible to make way for their "in before Christmas" campaign. Sorry to hear you had a hiccup, they can happen and they do shake your confidence a bit... As much as we love Simonds, we know they arent superhuman and like everyone, prone to mistakes, so we too have a building inspector - just for our own piece of mind. So I am glad to hear that your "safety net" caught you. I dont mind mistakes, I am always more interested in how they are handled and dealt with, and if it was done without aggro etc. Glad to hear you are back on track. Re: Building The Hudson by Simonds - The Range, Melbourne 69Jul 24, 2014 6:42 pm akust0m homeontherange We went with New Home Inspections http://newhomeinspections.com.au/ because they came really well recommended to us from somebody in the industry. Typically one inspection costs around $440. For that you get the inspection, an easily understandable but detailed report with photos and recommended fixes for any defects. We basically just forwarded that report onto Simonds and they fixed/responded to each point. When we got that response we sent it back to our inspector and he said he was satisfied with the fixes. He will review them when he does the Pre-Plaster inspection as well. We'll probably do three inspections: Frame, Pre-Plaster and Handover. It's already money well spent for us Thank you for that. I have contacted New Home Inspections and will be arranging a pre-plaster inspection and probably a pre-handover. I should have arranged one earlier on. I'm expecting a call from my SS to discuss when the plaster is going on so I can arrange the inspection. Would it be too sad/stalkerish to go and watch from a respectable and OHS compliant distance??? I was interested to view your thread. Our journey begins in March as we take land title in February. Same Hudson, give or take a few upgrades/changes I believe. How long was it between concrete pour of waffle pod slab (I presume waffle) until they started the frame up? I am interested because it cost me $600 extra to have builder's concrete contractor apply chemical cure day of finishing slab and leave cure for 7 days minimum with formwork boards left in tact for curing purposes. I will need to organise high pressure spray cleaner of the slab after the 7 days to remove the curing compound from slab surface before the bottom plates are placed and frames built. I do enjoy the drama:-D In his latest two videos he has started bringing security guards to site, I am waiting for the punch on to begin lol 6 45549 custom probably not. Volume, most defiantly, but spec would vary.
