Re: What to check in a building contract? 3Apr 02, 2014 9:15 pm Spend considerable time checking and double checking absolutely everything. Ask for everything to be listed including standard inclusions and don't make any assumptions. It is worth the time because it is one of the single biggest investments you will make. There is a good checklist here: viewtopic.php?f=31&t=5823&start=720 BLOG: http://www.ourphoenix38.blogspot.com.au H1 THREAD: viewtopic.php?f=31&t=70454 Re: What to check in a building contract? 4Apr 02, 2014 9:31 pm Thanks for those tips! I've been through the things to remember thread but that's mostly for design which we're sorted on. But as I've never seen a contract I don't know what I should make sure is covered. So are all the fittings etc listed? Re: What to check in a building contract? 5Apr 02, 2014 9:51 pm You can take a look at bashworth's post on contract meeting advice http://www.anewhouse.com.au/2013/05/contract-meeting/, which may help. Re: What to check in a building contract? 7Apr 02, 2014 10:36 pm Yes it's important to check the specifications attached as part of the contract (which is what the other posters have been talking about) but you need to make sure you understand the clauses of the contract itself. Do you understand them, what they mean, do they protect you, do they protect the builder. If you don't understand them then get help to go through the contract. Some points to note - is the specified start date clear, is the length of construction clear, are there liquidated damages payable to you if the builder doesn't meet the contracted completion date, and is the amount a fair weekly amount to cover your expenses. Does the contract prohibit you from going on site, has the builder made amendments to a standard MBA contract and are those amendments removing some of your basic rights. If there are clauses you don't agree with, ask to have them modified or struck out. Above all - don't sign a contract you don't understand. Don't sign if you aren't happy with its terms. The contract is to protect YOU as well as the builder. Completed a knock down and rebuild in northern Melbourne. Handover completed 27/09/2013 and now moved in. I now have a good checklist going Re: What to check in a building contract? 9Apr 09, 2014 3:32 am Just realized we didn't specify frosted glass for the bathrooms. Definitely going to scare the neighbours unless we do something to remedy that. Grr The thing you think are obvious are not always included. Have you read the things you forgot thread. You'd have to be a millionaire to include everything and a lot of it was about things I know nothing about (like smart wiring) but it was handy. I might add my glass to the list. How's your contract going? i would suggest nothing is unreasonable for PCI. we did all sorts, including checking the hot water, checking all the GPO's had power, testing that the showers were… 9 79886 You talk about deletions, are they variations or PS and PC adjustments? pleas list them 1 12043 i wouldn't be worried, you'll definitely miss something, no matter how many times you review. we've spent close to 5 months ensuring everything got reflected in the… 5 9457 |
