Browse Forums Building A New House 1 Apr 02, 2014 1:07 pm Hi everyone After much deliberation, we have decided that we will build the Metricon Phoenix 38 instead of the Sentosa. The Phoenix is more practical for us as all the bedrooms are on one level. We purchased a 850 sqm block in the eastern suburbs of Adelaide and settlement is due next week. We have demolition planned for late July and are hoping to start our build in August/September. At this stage, we have handed over $1,500 and are waiting for the soil tests to be completed so that we can get a better idea of cost and position of the house on the land. I will keeep you posted. So far, so good. We only gave Metricon the go ahead on Sunday. Hi Blue Steel We are building in the Burnside Council. Building in the eastern suburbs of Adelaide has its challenges although we shouldn't cause too many objections. The house we are building meets all set back requirements and because we have a wide block (18.6m), we are no where near the side boundaries with the new building. We have built twice before in the Burnside Council. One time we did an extension to a californian bungalow and the approval process was breeze. The other time we built two courtyard homes on a hammerhead block and it was a long, drawn out process. I work even closer to studio M then I live too don't know what I'll do with myself when the build is all done! The contour survey was this morning and the soil test will be on Tuesday next week. How long does it take to get the results? I think that being in the eastern suburbs of Adelaide, we will probably have H classification soil, which is highly reactive clay. We have been fortunate that the current owner has allowed us to complete soil tests etc prior to settlement. We have already sold our house and there are two adults and children living in an apartment, so as you could understand, we are very motivated to keep things moving. Are you building in Adelaide? We are building in burnside council also a custom plan single storey. Planning to get our contours, soil and engineering next. All the selections have been pretty much made and quoted on.
