Browse Forums Building A New House 1 Apr 01, 2014 12:30 pm Dear All, We have finally decided to go with Henley and decided on our Home- Monterey Nouveau Q1 MK2. We have signed the sales quote and paid our second deposit $650. We have arranged for Colour Appointment on April 7, 2014 and Tender Appointment in May. Thought I will create this blog to share our experiences and gain from yours. The block we have is 648 SqM- (18 X 36) So far we have decide on following aspects in our Home: Facade- Broadway (Do not want to spend a fortune on facade as we needed money for interiors and other structural modifications) Ceiling height- 2750 Eaves all around the house. Brick- Chestnut (Did not upgrade the brick as we decide to go for full front render) Colourbond roof- Deep Ocean/ Iron Stone (Still in two minds)- Any Advice here please Front entry door- INF5VG- Width:920/1020; Height- 2340 (We need to decide based on pricing at colour appointment) Extending Garage width by 1 metre (Max we can increase)- Paid a permium for this- was charged $4180!!! Adding additional Whirly bird to roof. Tossing among the following to add one option- Sarking Vs Double Glazing to windows Vs Zoning to ducted heating Vs Adding Skylight to Kitchen area- Any advise here please!! Driveway- (Doing it ourselves) Fencing- Doing it ourselves Curtains and blinds (Doing it ourselves) Front/Back landscaping (Doing it ourselves) Interiors- Caesar stone- Kitchen- Ginger/ Walnut Bathrooms- Wild Rice/ Latte Flooring- Atlas Oak 190mm (Doing it ourselves through Timber flooring King) Carpet- yet to decide (Doing it ourselves)Tiles to wet areas- Yet to decide! Not many options in Henley- Very disappointed at their range. Over head Kitchen cabinetry- Crystal Gloss (Dont know the colour but thinking of going with their chocolate brownish range). Kickboards and underbench cupboards- Domain Nuance. Pot drawers instead of portrait doors to Kitchen underbench cupboards. Downlights (Doing it ourselves- Need to speak to electrical companies for this) Taylors Hill, The place to be! I'm sure you'll get your money worth. I'd love an extra wide garage. The double glazing is always worth it in my opinion. You can do a skylight later if need be. Zoned ducted is great but if I had to choose I'd go double glazing. Once you live in a house with it it's hard to go back. I was not sure about zoning for ducted heating as its only separating 3 bedrooms from rest of the house. We wanted to include all bedrooms (including Master bedroom) in 1 zone and they said its not possible! Its useless. As to Skylight- you are right we can install it at a later date. I have a very conflicting advise on sarking so we don't want to pay $2000 odd dollars for something we don't understand properly. Thank you so much! Are you building in the area as well? Both improve the insulation of the house. i regretted so much that I forgot to upgrade to double glazing. I just realised when the windows were already put in place. as for ducted heating, YES you can separate the zoning however you like. I have a brivis ducted heater HX23I and 4 zones (master bed, minor beds, family/dining, theatre/study), each zone can be operated separately. so if i want to turn on master and minor beds only, i can.. In my experience, Henley did not explain at all what is included in the heating plan or what type of heater is provided. Lucky I made the right choice to upgrade the heater, and then I just installed an add-on cooling unit yesterday, with all the correct zoning. I'm in south west victoria and building with a local builder but I have enjoyed watching quite a few Henley threads on here. It's hard to work out where to spend your money i know. The double glazing blocks noise quite dramatically and you will need your air con and heater a lot less. So at least it will save you money in the long run. We have zoned ducted but I don't know what the zones will be. I didn't really feel the need for it in the bedrooms because I'd be tucked up in bed and I don't leave it on overnight. From memory in the Mainvue (Henleys sister company) thread Latte Caesarstone was discontinued. The walnut is nice though. I'm getting it in the bathroom, powder room, ensuite and laundry. Currently we are reviewing all the energy saving options to make the house more energy efficient. I am thinking, going forward this will be one trend we need to embrace that will get more and more popular as time goes. I will keep you posted after our colour appointment. We postponed the appointment to 17 April due to my business travel commitments. Glazing is definitely on for now and will consider sarking as well depending it does not exceed my budget. I was having an argument with my wife regarding this. I like surmist and my wife wants something darker- like monument/ deep ocean/ iron stone. We got this as part of the promo. I'd also go for sarking under your Colourbond roof. We are in a bush fire zone and it's compulsory to have sarking under our C'bond roof (mind you we are also paying for this under BAL requirements). We originally chose Chestnut as our brick. I'd consider changing and upgrading. Get a list from Austral of homes in your area that have been built with Chestnut. We did. It looks awful in one big wall, whereas a single brick it looks nice. Just my opinion. we upgraded to Cat 5 bricks at a cost of $1778 and are happy now. We didn't consider this a huge cost as we didn't really upgrade much. We had help with the tiles and love our selection. We upgraded to cat 2 tiles and it only cost about $439 or thereabouts. Good luck at your colour appointment. Hi Candice, Unfortunately we signed up before this promo- we have got $3000 less baseprice and an evap cooling for free so better off than current promo as we dont need all of those promo items. We live in a very quite part of the suburb (its a court) so dont need for sound proofing and hv to weigh up benefit of spending $5200 for double glazing. We are definitely upgrading external wall insulation fron 1.5 batts to 2.5 batts and going for roof sarking. I'm not up on all the energy efficiency specs but if your in a quiet location I don't think I would spend the money on double glazing.
