Apparently part of the increase is due to Sarking being installed. Have others found they are more expensive than normal roof tiles and than colourbond? Normally in SA, with most of the builders you can choose between colourbond and tiles (not shingle style) for about the same price. We were always going to go for colourbond, but with Simonds it was an extra $3,200. (We have a 25 degree roof pitch). The Monier Horizon tiles were only $1,000 above standard inclusions, so we went that route after seeing some examples on homes and really liking the look. We've gone with the Sambucca coloured ones. Yet to see how they go on this place, but we actually can't imagine not going the shingle style tiles now! I've lived with both types of roof, and really can't distinguish a difference - people will always give their reasons why one is better than the other, but I think they have their own + and - and come up even in the end. I'd just go with what you like the look of the most and if you are happy to pay for the look, why not? They do look fantastic. I found that ridiculous, so I just stuck with the Monier Hacienda Profile, which was the standard selection. I'm building in WA with Redink if that helps. I can't answer for a comparo between those specific tiles & Colourbond; however, those tiles WERE extra over the Monier ones included with our place. Ours is one of the builders where the Colourbond option costs more than the tiles; but it seems many other builders will charge more for the tiles we have than for Colourbond. IMHO if you can save money by not having those tiles, and you don't particularly care either way; then save the money. Colourbond is still a bit noisier in heavy rain; but a lot of people like that. Colourbond is better in those twice-in-a-lifetime hailstorms. In terms of longevity & insulative properties, tiles & Colourbond are much the same by the time they're installed properly with whatever blankets etc (unless you're on an absolute beachfront or similar - then corrosion is an issue with Colourbond, allegedly). That cost over Colourbond doesn't sound like they're ripping you off, though, that's about the amount extra I'd have expected if we'd upgraded from the standard tiles to a fancier range. The house being built behind ours has the flat tiles, and I quite like the look of them; I can take a photo if you like, but you can probably grab heaps of photos from all over the 'net. I just had a thought; check how the Colourbond is being installed, before going with it. If they're claiming the extra cost is sarking, then shouldn't Colourbond be installed with a similar layer of some sort of anti-moisture blanket ... Anticon, or some-such? Maybe check around this site to see if that's correct, but I'm sure I've heard people talking about this "Anticon" stuff, and it seems to install in the same place as you'd fit sarking when fitting tiles. I'm about 80% sure it's not rendered, and the roof tiles are a very dark colour (probably that charcoal-ey colour in the photo above). It's in a very "suburban" suburb, not surrounded by fancy houses or anything. As you say it's all about fashion & style, what you like ... and I guess if you're worried about resale, what you think more people will like. I'd be fairly confident in saying that in Sydney, the highest volume project-builders are using tiles; but they're not the flat ones, the flat ones are definitely more exxy. I personally think they look great; but we've made a point of just going with "stock standard" on everything to do with appearance. In person they're a dark grey with a tinge maybe of green to them; pretty close to the colours he's used on the fence out front.
