Browse Forums Building A New House 1 Mar 30, 2014 12:55 pm Hi guys, im new to this forum.....HI My girlfriend and I have got some land in Icaria in the Glades and have just put a deposit down for a house design. We would like to hear some real world figures that people paid for site works in The Glades. We are being told alot of different figures, anywhere from 12k -22k. We are hoping no more than 20k. Also,on our cost breakdown it has $4500 for soakwell allowance, but there are no soakwells in this area, it all runs to a drainage system so surely it wont cost that much. And the kerb security bond, do you get that back? This is our first house and im just finding all these figures really excessive, any info is welcome. They delivered soak wells to our block but got sent back because of us being connected to the pit. I forgot about the kerb bond, until the other week I read it on the forum . Next time I get in contact with my builder I will ask ..the site works are high because we live on clay . I think we paid like $3000 or$4000 for connection . Western Austral 4Mar 30, 2014 11:07 pm When I built in maddington like 11 years ago site works were $11,000 and we had clay to .living on clay normally costs more when digging for a fence so lucky we have the setae paying for that. Western Austral 8Apr 05, 2014 6:13 pm I'm at the back of the glades backing onto the reserve stage 6 . They delivered soakwells to my block but then came to pick them up as we didn't need them . The builder had put in soakwells in our contract sent to the council and the council had crossed them out and written not needed. Like fuel,the price is high as hell for no reason,it went up for a reason and now they just leave it up.now that they have charged some people 20k+ for site works,they just slap everyone with it. Western Austral 12Apr 06, 2014 11:52 pm When i built in stage 1 about 4 years ago site works were about $14k, however that was excluding storm water connection. I had that done myself after handover for approx $1500. You will need to specifically mention this to the builder though as its not very common. The curb fee you will get back assuming the builder doesnt destroy the curb while building. I'm not sure the shiee even come out and check as my curb had a few cracks and chunks taken out of it, but they still refunded it. Re: Building in The Glades, Icaria Stage 1A. Made the theater bigger and 31c, made a recess that will have black glass shelving in with all of the electronics in it, reciever,xbox,pc ect. Main bed is 31c with the robe modified,ensuite has hobless shower with twin rainheads. Garage is at 31c and is wider than standard Living area/kitchen is all 31c. Kitchen has bulkhead over bench, island has been widened, pantry is bigger. Laundry had large bench top with broom closet Bed 3 and 4 have the robes pushed out of the room for more space Portico with 31c wood lined cieling with a 1200 wide wood and glass door with 5c highlight window above,all wood will be stained Gutter hight is at 32c for garage and portico, 28c for main bed.
