Re: Our Simonds Harcrest build in Brisbane 102Jul 17, 2014 7:19 am Hi brissyguy Im going for my colour selections next Wednesday at Underwood. How much did you get charged for ducted a/c, ducted rangehood and widening island bench. I have these ideas on my appointment list so just want to be more prepared if you do have the prices. Also did you go through the gallery before your colour selections appt at all?. I have not asked the admin person yet if its possible. Re: Our Simonds Harcrest build in Brisbane 103Jul 17, 2014 7:45 am Hi brissyguy Didnt realise you have posted some photos. Its coming out nicely. Im glad i saw your bathroom colours coz thats what i have bern planning to put and boooyy they look beautiful. I was gonna go with the same chocolate tiles ( not sure of the exact name, lol) right up to ceiling but i think it maybe a too dark bathroom??. I like the lighter wall tiles like yours to brighten the bathroom. By the way how much did you get charged for wall tiles up to ceiling and bouble shower heads!. I love your bricks as well. The whole house is coming out nicely. Re: Our Simonds Harcrest build in Brisbane 104Jul 17, 2014 8:22 am Ru2014 Hi brissyguy Didnt realise you have posted some photos. Its coming out nicely. When we went to the tile appointment they were able to show us photos of combinations used on other jobs. We basically just said "that one" and they did the rest. Just to clarify, ensuite is only floor to ceiling tiles in shower. The other bathroom is floor to ceiling all areas. Ensure changes: Shower size upgrade - $1,923. Extra tiles for it specifically $173, extra shower head $552. Enlarge shower niche $226. Bathroom changes: Extra tiles $108 So basically tiling itself is cheap! The extra $ spent on enlarging the shower has been worth it for sure! Yay for the underwood office - that's exactly where we went Obviously it was over 6 months ago when we started all this so prices will have changed I imagine. Here we go: - ducted a/c was expensive at $16,385. - ducted rangehood was $848 - island bench was $1,178 Our benches are melamine - not stone - which is why so cheap. We will change it after handover (hope that works!). Ducted ac.. I didn't want to pay this but as friends told us, for later resale this is basically a buyer expectation for large homes, and near impossible to retrofit a 2 story house. So sad to spend that $$$ I did visit the gallery in advance so it is possible. We went before Xmas so it was fairly quiet. I'm sure you can do it still. Expect to be overwhelmed by choice! Re: Our Simonds Harcrest build in Brisbane 106Jul 18, 2014 8:49 am brissyguy Thanks very much , feels so good to get prices from someone who has been through the same gallery. I am definately upgrading my shower sizes so will cost me more but will be worth it like you said. I am adding shower niches as well. They are now costing $254 each in their upgrade booklet. Extra wall tiles seems cheap so will definately add them. Ducted air con so expensive but i need it. Ducted rangehood im not sure now with that price and also can they do ducting on a hlass canopy rangehood?, if not then i can just have their standard stainless steel with duvting then. Island bench widening is not gonna happen anymore coz im putting a stone one, will be way too expensive. Oh forgot to ask with your front door, is it pivot door 1200mm?, how much. Hope you dont mind me bothering you with prices. I want more choices on my selections so hopefully i wont be too overwhelmed and make wrong decisions lol. I spoke to admin unfortunately gallery is so busy now and booked out so wont be able to go beforehand but you have already gave me a good start. Thanks really appreciate. Hi again, No problem answering questions! The door is pivot 1200mm and was $1740. If you want I can just shoot you over a copy if the entire contract we signed with all prices. (Keep it to yourself of course) Btw make sure your plan correctly shows the sliding direction of all doors and windows. We missed a couple and they feel strange! Ok yes will put the pivot door coz i had ticked the double doors in the Simonds upgrade booklet but was not sure if they can install a pivot door for me instead- and double doors are costing around $1640 so just another $100 top up. Oh yes please!!!! i would love to have a look at the prices in your contract if you could shoot me your copy. Will pm you my email address or you can pm me your copy whatever is safe and will keep it to myself. Thanks for your help. Re: Our Simonds Harcrest build in Brisbane 109Jul 29, 2014 8:15 am Been a while since I posted, so thought I'd give an update to say "no update". We passed the SS's rough estimate for PCI last Friday - looks like a lot of work still to go. We did make a variation a few months back that was passed on to him really late in the game, so a ton of trades had to come back and redo some of upstairs. The changes look to be complete, except for paint, so hoping we will get finished within 2 weeks.... We have to settle sale of our current house at end August, and the bank won't allow it until new house is complete. The stress is killing me! In other news, very underwhelmed by the walk in pantry fit out. I will get some photos once I'm sure it is the finished result. Currently looks like really cheap melamine boards with melamine stumps. I'll redo it if it stays like that. Other stuff looks pretty good tho. Re: Our Simonds Harcrest build in Brisbane 110Jul 29, 2014 11:23 am Shame to hear you're not quite on target for the PCI estimate but surely its not far off. I had the same feeling when I seen the pantry fit outs in the displays that's why we are getting our pantry made as an 'alcove' and we'll do a fit out after handover. At least if it only has some shelves it wont be hard to pull out. Anyway hang in there mate!. Im looking forward seeing your complete house as somehow i think your house finishes will give me a good clue of how mine will look in terms of finishes as we are both in Brisbane. Re: Our Simonds Harcrest build in Brisbane 112Jul 29, 2014 6:35 pm I must have somehow pleased the building gods - SS called to schedule PCI 8.30am Tue 12th August - less than two weeks! woo hoo! I'm still struggling with the retaining wall though.. organized with a company to build it and the fence only to discover that they didn't include the cost of soil fill ontop in their $25k quote (got about 6 quotes, all work out about the same price )... I'm starting to wonder whether I need to tell them to hold off ordering any materials until we are sure we can get fill -- or maybe redesign the yard to not be flat. Oh the joys of building. Oh wow, that's insane! How high is the retaining wall going to be? And what sort? Retaining walls were definitely a thorn in my side. Are your neighbours chipping in? I have two walls on either boundary of 1m x approx 23m -- each were approx 3k which was halved with neighbours. Bessa block walls. Fencing integral to the retaining walls, 1800 wood paling fence approx $1500 each side (halved with neighbours). I guess the cost is coming from your 1.4m wall because it needs engineering and council approval? Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Also I'm finally getting an idea of the landscaping style we will go for after handover. I'm going to repaint the weatherboard a warmer colour and change the ugly white balustrade to glass. I used digital decorator to render up a similar house to ours with our bricks/roof/etc so should look similar to this when we're done: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ It just looks a lot warmer and more inviting I think. We're a corner lot so I'm seeing something like this on the corner itself, maybe swapping the tree for a very low small hedge: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Kitchen benches will change to ceaserstone latte colour, and glass splashback will be installed overtop the basic white tiles we out there, like this. Floor colour is whiter than in the pic, just couldn't match our floor to digital decorator Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Exciting times! Re: Our Simonds Harcrest build in Brisbane 118Aug 03, 2014 5:46 pm Wow looks great. Like you said yes it will look warmer but its not ugly as it is at all. I am having a latte colour for my kitchen stonebechtop as well, i love it. Cant wait for the interior pics!. Re: Our Simonds Harcrest build in Brisbane 119Aug 03, 2014 7:17 pm Your plans look great.. Driveway looks good too. I agree with Ru though, it looks fine as it is, but I like the plan as well. They are pushing the shower back a little into the void and putting the tiled seat area in the extra space.
