Browse Forums Building A New House 1 Mar 23, 2014 8:48 am Hi, we went on a 2 week holiday and came home having bought a 5 acre block in Cradoc, in the Huon Valley. Hubby fell in love with the land as soon as he saw it, signed a contract with no conditions and here we are. The block is a side of a big hill, so very steep. He has no idea of what's involved in building, bushfire plans, site costs or anything. No power ,no town water or sewage. I am looking for a builder in the area ,we don't need a big house but am on a limited budget. And finding one that will build on a very steep block might be hard. So any help will be great. As for sewerage, we have a Filtrex system. I'm sure there are other brands as well but this link will give you some indication. http://www.filtrex.com.au/ There is a minimum requirement of roof/shed space to collect your own rainwater. Both could be plumbed to your tank or use a big tank and a smaller overflow tank. Position of the tank is important as from memory I think you need the house/roof gutters to be 1m higher than the tank for collection, but sounds like that won't be a problem with a very sloping block... We dont need a huge area, I had a look at some modular and kit homes on the net, some of them seem to cost a lot so no good. Hubby is not keen on the box types, I think it all depends on the cost, and what is allowed to go there, I realise there will be some costs with the site . There was a survey done 2 years ago, no contour one though,will I need a new one? the pegs are still in the ground. And I will arrange for soil tests unless the builder does those? Once you have those, you can go for soil test and ask to have at least 2 bore holes in the area where you want your house. This will save a lot of hassles down the track. And the builder arranges the soil testing as part of the site works. Then find a plan we like and then get a builder that will do it? Someone said builder will do soil tests, just trying to work out the order of things so we get it right. (I missed the building envelope part myself lol ) - contact council / shire to get information on building envelope. I believe there are times that is not even available and will need to work that out if in rural area. - get contour survey done first before soil test. - by the time you have your contour survey, you are more or less to know where would be a good place for your house. - once you know where your house might be from your contour survey and building envelope, you can either approach build and have them do the soil test or arrange your own soil test done first so at least you know what it is under your foot. Just a tip from my builder who work on my block, don't just look at where your building will be! You house can be on anything, be it on pole, stump or slab. But your parking area (carport, garage) will need to be on ground. (in some case can be on floating floor if downward slope from road) Those will need excavation! and that's real money on a slope, especially steep one. For bush fire part, you don't need to worry at this stage. That will only come into play when deciding materials to use and designing your house. That's when your chosen builder comes in and work with you. That way whoever draws your plans can open the file in their CAD program and they basically have the site plan already which should save you a bit of money. Not as easy as I thought it would be, want to find a house, fully built for under $200k am I dreaming? I looked at the Stone home kits ones and love one of them called Botany, for $120k but that is a kit, I rang and asked how much would it be to get builder to put it up, another $160k or more , good grief!
