I am finding it difficult to decide between Mirvac and Elderton homes. Would love to hear from people that have previously built, or currently building with any of them. Any advice? Big builders get bogged down in bureaucracy. We looked at many, MANY others and have always come back to their designs. Their service has been amazing at both Kellyville and Mulgoa Rise. Visited Elderton last week and it seems to be good. It is on top of our list at the moment. There is one more good builder around "Adenbrook". Mine is 400 sq m lot. They have been very accommodating to us, as we need to change the plan quite a few times (I think the sales person got fatigued with us at the end, but he never said a thing and has never been less than courteous to us. Kudos to him). What I've heard was that they took their time with the administration bit prior to building but make that up with the fast build time... We're still on design and colour selection stage so can't comment on it yet. Good luck on your build!!! We are building with Mirvac. I wouldn't say their homes are budget. We've had a great experience with them so far. They have dealt with a hiccup just recently very well (something which was not their direct fault). The homes are "nice and quality". We have just as many inclusions and options as anyone else. And that's after doing a lot of research too. There's obviously pros and cons for any company you choose. Big or small. But I wouldn't write Mirvac off as budget. Maybe not high end but definitely not budget. I've seen quite a few of their completed homes and display homes and they were all quality. Anyway, felt I had to defend them and our choice to use them since that's who we went with after looking at about 20 different builders. How long you have wait to start building a home after you've sign the tender? Thanks! Answering your last question - from tender to build start it took 6 months. I appointed my builder ( paid an initial deposit ) at the end of March 2013. That was with a preliminary set of DA-quality plans. With various iterations to plans and inclusions, I eventually arrived at a signed contract in early July ( so about 13 weeks ). That's pretty good given my build is a custom build. They put my plans into council pretty quickly and consent was achieved after about 6 weeks (Hills council). Construction started 1 month after consent. I bought my land in late Nov 2013. It was an already registered block. From Nov 12 - Feb 13 I looked at builders and got tenders / detailed pricing from 3 of the builders. I visited display homes throughout NW and SW Sydney. Visited at least 100 homes. Probably spoke in relative detail with at least 20 consultants ( to get a general understanding of pricing, etc ). I've given my builder a target for mid Feb completion. If that works out it will be 11 months overall from appointment of builder to completion / handover. We still haven't signed the contracts yet but will soon do it. I am still confused about the house plans.
