Browse Forums Building A New House 1 Apr 03, 2014 3:58 pm Reading through countless posts, blogs and marketing material that make note of costs be it for base price, site costs or upgrade prices it looks as though some builders will charge more in some areas and less in others. When you look at the overall size, inclusions and finish though they tend to average out somewhat. So for example a high base price that requires little in the way of upgrades can work out a similar price to another that has a low base price but requires heaps of upgrades to acheive the same level of finish. Given the number of volume builders (which makes for a competitive field), I'm wondering if anyone has found one builder is really going to offer a much cheaper price than another to produce the same spec house. http://camdenbuild.blogspot.com.au/ by invite only please pm me Re: Does it all end up costing the same? 2Apr 03, 2014 4:30 pm When we were dumped by the first project builder and started looking for another, rather than trying to get them to quote us for all the variations we wanted that they wouldn't be able to answer, we instead chose base designs that were closest to what we wanted & had them just include the stuff the sales team would be able to price for us; the external garage, ceiling-height increases, window/door types, the step-down garage, and various other things. Then we covered off all the "unusual" stuff with "can you also do X - don't want a price yet, just an answer". Given that we modified the designs to be fairly similar to each other, the 3 (or was it 4?) companies we got an estimate from gave us prices within a few % of each other. Re: Does it all end up costing the same? 3Apr 03, 2014 5:42 pm Labour and materials are the same for all builders of a similar size, and they are all aiming for similar profit margins. As you say the might structure it differently but there won't be a lot of price difference. The Harder You Try - the Luckier You Get ! Re: Does it all end up costing the same? 4Apr 03, 2014 6:33 pm Short answer, yes. My brother had a very elaborate Excel spreadsheet comparing builder costs and they all came out so damn similar in the end. If the products are comparable, the price will be too.
