Maybe you can take something out that you can do later down the track . It's a hard one .If your thinking of building your forever home then maybe wait it out and find a another block . I'm waiting to hear back from the real estate as to if the block we want is still available, and for them to confirm pricing...who knows if the bank will even lend us the amount we need for land only though. I loved her plan so much I've played around with it and I think it's ok? The only thing I can't seem to do is an extra vanity/powder area near the toilet. I really didn't want just the bathroom one, but I don't know where else to put the linen cupboard...love everyone's thoughts! You might notice it's really similar to the random plan a couple of pages ago I'd done myself...but works much better, I'm just hoping we can get the sizing right. jlc's is wonderful but we I wanted to cut at least 20 sqm off it - we only need a single garage as we'll have a 3 bay shed, so I'm hoping that will do at least 15. Not sure where else to take it off...may have to (eventually) get it priced as is and see what we can do. Of course...if we get the block I LOVE (which DH hasn't seen yet), we may not be able to afford a shed! Unless we just live at my parents' for an extra year...haha Also got all the info on the block...it is a HUGE 1.314 hectares, or 13140 square metres/over 3 acres! It's also priced at $75k above our budget...but absolutely stunning and worth it. I'm taking DH to have a look tomorrow (he hasn't even seen it yet ha ha) so will try and get better pics. Our block of land was way over our budget as well, but it is worth it if you can see it being your 'forever home'... and that also means you have 'forever' to make additions to the property etc ... Have you looked into site costs for acreage? Yeah, this has been our plan all along - Mum and Dad built with the same builder (on acreage) so we know their costs, and the builder also has a lot of acreage/semi-rural packages (due to the type of area we live in), so we've added in a budget for treatment plant, water tanks etc - our only saving grace is that the block we are looking at has a huge house pad already cut. We took the site plan out from the real estate, and it turns out half of the level part is for the lot next door. Meaning most of the view would be blocked by their house/shed/etc. And the size - it's definitely around 13000 sqm, but only about 800sqm of that is usable, the rest drops off to a dam. Too much work to do anything with. We had certain downlights that would blow every 1-2 months, and the outside fan stopped working just before we moved out (didn't even bother to get that fixed). - The finish around the front portico was a little questionable. Nothing that bothered me, and you wouldn't even notice it if you weren't looking for problems, but DH was concerned about the finish quality. - He said he noticed one of the showerheads was on crooked, but I never noticed it! - There's also a little gap where we'd built out under the eaves between the fascia and the Hebel/render. A couple of mm. Realistically, nothing too major - and honestly, things I'm not even concerned about - but DH is along the lines of 'if this is the big, 'dream' house we are building, I want the quality to be perfect'. But these things seem so minor, I think he's kidding himself that anyone we could afford could be absolutely perfect with all the little things...thoughts? I've been recommended a few small time builders to have a look at...they don't have websites or offices though, so while I'm sure the quality is fantastic, I think it's basically just a chippy with a builder's license - which, realistically, is what the last company was, but on a huge scale. We had the same dilemma regarding choosing what type of builder, eg a single builder to do our build, that way they will always be 'the person' who does everything therefore attention to detail but at the end of the day we couldn't afford that type of of builder as he quoted around $100K extra!! In the end we chose a small custom builder who gave a better price (but not as cheap as the big "churn em out" companies) but small enough to hopefully get the attention to detail. Thanks for following Yes, we went with a smallish builder (around 25 houses last year I believe) last time as you can see. I honestly feel so lazy in that I know their procedures etc so we should just do it with them. They also allow sheds etc to be added into the contract, which makes life easier, and I know a lot of the really small guys won't do that. Thanks Bonnie! I'm really happy with the plan now. We've just booked our flights to the States for Christmas/NY at the end of the year, so if I'm honest, holiday planning has taken up most of our time! Also the fact that the flights at that time of year cost nearly as much as a land deposit, so we need a few months to save up some more money hehe We did hear that some blocks we hadn't even considered because they were too expensive have been dropped by nearly $70k...but they haven't been advertised at the lower price. So we are hoping once we save up a bit more and actually have a full deposit, they'll still be available! They were on the opposite side of town to what we wanted...but oh well. So many thoughts! I think if you had light and fan issues those are warranty issues you could have followed up with the supplier or manufacturer under consumer guarantees act... Also think if you are fussy (and I don't mean this in a bad way!) you will always find little things as people building it don't have the same level of financial or emotional investment in your home... There are probably other websites that do the same, but that was the one I used when we were looking (although in the end we stumbled across a private sale block when we were driving around a suburb we liked!)... Still nothing to update...and I doubt very much if there will be anything for around the next 6 months... I still have to speak to the bank/a broker about the plan, but at this stage we are hoping to have the deposit for the land saved by Christmas, and then the house deposit saved by mid next year. We're actually saving more for the holiday than the house until Christmas (damn AUD), so we'll be doubling our house savings once that's paid for. But like I said, I have to speak to someone about if we are going to be ok to purchase land and house separately or how it will work with mortgage insurance, as last time we did house+land. We definitely won't have 20% saved so I have no doubt we'll have to pay the insurance, just need to figure out the cheapest way to do it (e.g. house and land separately or together). The girl we dealt with at the builder is leaving this month I know her pretty well, so I'm considering asking her to roughly price up our plan if she has any time before we leave, just so we know if we are in the ballpark or not. I'm still keeping an eye on land, but there's not much we can do at the moment anyway so hopefully nothing amazing comes up until the end of the year haha! In other news...I've been collecting bits and pieces of old furniture (to put in the house that doesn't exist). The plan is to repaint these white and have them re-upholstered, the single chair I'm thinking black and white stripes but the lounge will be white with like buttons/quilted type thing. The little end table/buffet I bought already painted, lucky! I'm not into 'shabby-chic', so they will be painted properly, no scuffs etc. I've already had a couple of the things for a few months, but haven't been bothered to start haha. The white chairs around the dining table I've already gotten rid of. I think we'll go with grey fabric or white leather (but different style, I ended up hating these haha).
