Which house are you looking at? I can give you some ideas if you PM me I can give you some really good advise about metricon. Suffice to say depends on a number of factors. My 178k house and 125k block is costing 320k inc gst, site costs, mortgage insurance, stamp duty.. Our site was level and with no rubble, fences and front landscaping included in the contract with the land developer, and afew other extras we bought. Send me a PM for the other infromation. How much was the original house price listed on their website? I ended up taking out a 2nd mortgage loan to cover all the extra costs. This costs are unbelievable since prices have gone up so rapidly. Things to look out for and how much we paid... Tree/stump removals - ~$800 Clearing the land of vegetation (including cartage) - $700 Engineering report for council (flood report) - $250 Site survey - $660 Footings extra - Our builder fixed the footings price from the start, but I've heard of others getting charged quite a lot more. Electrical - ~$2000 - basic electrical packages from builders tend to be fairly limited and rairly include things like downlights. Floor coverings (cheap carpet and concrete floor sealer) - $1400 - yes we are tight arses Stormwater system (including detention tank)- ~$3000 Small retaining wall - ~$2500 Paving - ~$4000 Driveway crossover - ~$1500 Landscaping - $500 New phone line connection - $299 Stolen water metre - $329 That's just the things I can think of, there's probably a stack more I've forgotten about. Site costs aside, some of the things you see in display homes that are NOT included in the price are: Window coverings, floor coverings, ceiling height, porcelain tiles, better quality kitchen and appliances, brick type/render, landscaping costs, driveway, refrigerated or evaporative cooling, upgrade to 4 or 5 star heating, electrical upgrades such as down lights and extra power points, 2/3 way switches etc, ducted vacuuming, alarm, intercom, speaker wiring and even little things like door handles. Not all of that you will need, but you probably will need some of that and more.
