Im new to these boards – been lurking recently...
Has anyone built with AllCastle Homes?
We really like their display home ‘ Palace Regent 12 ‘ but definitely want some upgrades/slight changes to the basic plan/price and have budgeted for that.
Most threads about AllCastle Homes are older (and lots are negative haha) so would love to hear any recent experiences with them?
The reviews are not so great but the office at Kellyville seemed busy and active. The salesman there was very helpful so far...

We are currently building with allcastle.
To be honest, so far the build has been surprisingly good, and very quick (touch wood).
Although were are just at framing stage, our CSO/SS are great and the workmanship so far is top notch, I'm a stickler for detail and being employed in the engineering industry, know what's not acceptable and the standards the tradies should be capable of. And I follow progress almost every day.
The tender process and admin was quite painful however. Like all project builders, there are quite a few things to watch out for, and like always,you need to be wary of sales reps tactics.
There's also one D/S home in our estate that has some fairly significant quality issues, however the owner bought it as almost completed house/land package (still no excuse though).

thats so great to hear!
this is our first time building and we are planning to go from a 90yr old home to something new and contemporary - Im scared because we dont know anything about building and excited too as I hope it will be an experience with a great end result (fingers crossed)!
Why is the tender so tedious for everyone, is that because there can be so many changes to think about and make?

I guess it's a fairly standard process amongst project builders.. the client wants things for free and the sales reps want you to pay for them.
We had a tradie installing fascias and guttering onsite today...on a SUNDAY. Couldn't believe my eyes.
Hoping the rest will be like this

Sorry i have so many question but if i keep asking the builder, they may upset of me.
We did not see any orange colour pipe in Laundry at all. The pipe make the hole on the floor at Island Bench location. The hole inside the slab link to outside.
I did ask to my friend and most of my friend told me same like you said.
By the way we are going have brick on sometime next week but we did not see any pipe for Ranghood duct in Kitchen room or Fan duct in Powder room. I believe the duct should go through the brick but the plumber did NOT do the pipe for duct. Do you think ok? Or they already miss out?

We are also building with AllCastle and are currently in the framing stage. At this stage all seems to be going well. There were a few sunny days where nothing is happening such as a 2 week period after frames got delivered and not installed. This started 2 days ago and the second floor is about to be finished - and now the rain comes.
Bungaribee - I thinks the pipe on the floor you refer to is for them to connect the electrical conduits for dishwasher and the like on the island bench. I also don't expect the plumber to install the exhaust ducts for your range hood and toilet - I could be wrong though.

Hannah already told me the orange hole (pipe) just a conduit for power point. I don't have a diswasher underneath of Island Bench. The diswasher i have in the other side under the tape water. It just a bench under will be a drawer.
Who will be install the pipe for ducted fan and ducted rangehood? Is that ok do later if the brick already on?
They completed the frame last week and now delivery all the material (brick, sand, cement...) for brick build.
My neighbour house build with Clarendon Homes had a pipe for ducted rangehood or ducted fan run from inside to outside ready. And they completed the frame stage like me. They are about to build the brick as well.
I am not sure Allcastle Homes builder miss out or they do later with drill the brick? Are there any problem for this?

I did received email to confirm the ducted rangehood & the ducted fan will be install at the end of construction.
How is your progress Marmalade? Roof on yet?

Wow so exciting for you. You are so lucky the builder working on Saturday. How often they are working on Saturday?
My one they did 1 time for Saturday (2 weeks ago) and i heard from Bob (side supervisor) said they never working on weekend. But i saw them they did for my house 1 time but before that or after i did not see them working on Saturday. Let see they will work at weekend more not.
My house start at the end of Feb and now up to half way of brick as my house double story.
Your progress so fast and depend on the side supervisor and the location as well. Do you have same side supervisor with mine? Bob Hauber

only twice they have worked Saturdays, mainly because of the rain during the week. They are contractors so they don't get paid until they finish the job
This is very fast if your house is 2 storey. Others in our street seem to be waiting for bricks to be laid (labour shortage).
I found some bricks under the back/side windows are not very straight so will raise this issue (I have different S/S to yours).
And some people use our site to dump their rubbish which is very annoying!

Don't worry about rubbish on your land as now Allcastle Homes have to take care all for you.
You have protection fence but the people still dumb rubbish so annoying but you cannot do anything unless you saw it. By the way Allcastle homes will clean up by the end of construction for you.

They did a site clean today. Allowed me to keep some of the leftover bricks to use for paving the small side area which was good. Will be good to see all of the rubbish gone!
Bricks completely finished and electrical rough in completed. Material for the eaves and alfresco ceiling delivered.
Still concerned about site drainage as it has rained a little bit every single night, and the ground around the slab is really wet now
How's everyone elses' homes coming along?

Hi Marmalade, with your electrical rough in finished, who does the tv antenna wiring? Ia it the electrician or the security guys.
Our framing is complete and We just had the bricks delivered prior to easter. Dont think brickies will start this side of Anzac day.

I did told you don't worry about the rubbish dumb onto your land. Now some one dumb the concrete onto my land, at the front of the house, outside the fence.
You said they did site clean on your land, do they clean all or only around of house within the fence only?
Do you think they will clean the concrete outside of fence for me?

Anything outside the fence will not be removed. I would call council and complain, see if they can handle it (it's an illegal activity and the people can of course be fined).
If it is only a small amount, perhaps move it inside the fence?
If the TV antenna is not in your contract, you will have to arrange it after handover. Ask for holes to be drilled in the frames noggins anywhere you need cable run to the floor otherwise it will become far more expensive after the gyrock goes on!
Afterwards go in and mark all hole locations on paper for future reference (or take lots of photos)

Thanks Marmalade, i thought the builder will clean everything inside & outside the fence but now i heard they will not, i have to take noted for that.
So bad people keep dumb rubbish on the land and very hard to catch them.
