But as you say... you don't want to delay things. 1. On PCI day - Make sure everything, absolutely everything (even if the SS says "yes, its getting done this afternoon') gets written down on your PCI list. I sent the office an email after doing PCI saying that there were several outstanding items as per the PCI list and although I had received their invoice which states 10 days to pay, they would not be receiving any final payment until all work was complete. 2. Then get your cheque ready by the bank. 3. 9 days after PCI have your final inspection with your SS. At this point everything should be complete or 99.9% complete. When we had our very final inspection the only thing outstanding was some door handles and there had been an issue with delivery and they were sorted the next week... it was something small and nothing we were concerned about. 4. Only once 100% happy with all the work done hand over your final cheque. You can do this at the same time as collecting your keys. Remember once you have paid all your money you mean nothing to them. They will be in no hurry to try and fix any outstanding issues. If there are items that are important and you want them done make sure they are done before you pay anything more. I didn't have a second meeting, I just went straight to handover as everything had already been recorded. (I didn't even have a garage door at handover!!) It was put on the next day though and everything else got fixed gradually, but only due to the holidays. even now I still call my SS if I have a problem. Lol. Good luck!! I don't want to say it, but If i was in your shoes, I'd be delaying PCI until those items were completed. If you read the fine print in the contract, you actually are required to pay the final installment within 10 days of attending the PCI meeting. Ive also seen this happen for a relative of mine building with DA very recently and it wasn't the smoothest of processes. I think they had almost 6 weeks between PCI and final handover. There were extenuating circumstances to this delay (Christmas/trade availability and others), but the house just wasn't ready for PCI at that date. Since you have had the builder do the flooring they should of prepped the whole job to be able to accept wooden flooring. For what you paid I wouldn't be accepting anything but perfection. We will still be having PCI tomorrow, as nervous as I am our CLO has assured us that the work will be completed in the 10 working days and if we aren't happy with the finishes they will be rectified. We haven't been on site today so we hoping there may be a few more surprises which will be nice to see. Thanks again for all your feedback on the flooring. You have all given me the confidence to fight a lot harder to make sure it's done the way we want it. We chose Dales for the connivence of getting a move in ready home but we still expect the quality of a professional flooring company, especially since it costed more than other quotes we got! In regard to handover, we will defiantly be getting a bank check and regardless of the 10 working days Dale Alcock will not be getting it unless all the work has been completed to our standard!
