We are in the early stages of building the Phoenix 38 with Metricon in Adelaide. Our preliminary estimate includes an allowance of $30,000 for site costs. We are yet to complete soild tests etc to confirm what the actual cost will be. Does anyone know if this is a reasonable starting allowance? We are building in the eastern suburbs of Adelaide.

Depends on a lot of things but the main ones seem to be soil type on your block and the degree of slope - if any. Generally speaking, the agents use local area data and local job information to work out a starting point for your site fees. Our site fees were more than yours, but we had a 1.2 metre slope. The estimate versus actual cost was in our favour by a grand or so.

I've spoken with a few builders now and the site costs should be around the $30k mark. Soil in the Eastern suburbs of Adelaide isn't that great so higher costs.
