We ended up choosing the Phoenix 38 and added the dining room and outdoor room. It make the home approx 420 sqm. We don't really want five bedrooms so we converted the fifth bedroom into a massive walk in rob. The addition of the outdoor room and dining option is costly at approx $24k. But you can get similar or even the same through other providers Shambini the phoenix is a beautiful home. 5th bedroom conversion to WIR is awesome! In sydney it's just too pricey but glad that the glendale has similar options for those that need or want that . Even in Adelaide, prices are high. Most of the eastern suburbs at around the $1,000 per sqm point for land. Monalisa,yours will be very functional (and fancy) with the extra oven and stove. I really want lots of storage for appliances and food so I was thinking of just getting lots of shelves but a butlers pantry is such an amazing luxury I am really torn. Monalisa, are you planning on getting 40mm? We had our soil tests done today so I have my fingers crossed the costs don't blow out too much so we can get all those little things I'd love. Does anyone else also need a rainwater run off storage tank? Thanks, Hi Dare2dream Correction - we are only getting a stove + range hood in the butler's pantry. I think we will stick to 20mm... don't want to over capitalise - and we may build another home in a few years (who knows) - so want to make sure the home is nice, but without over capitalisation. Whilst 40-50mm would look nice - is it worth the spending? I am keen to know how much extra it would cost to upgrade? We liked Phoenix 38's floor plan on paper, but didn't like the display. Additionally, it didn't have the outdoor room or separate dinning, and it was much more expensive. Having said this, I am sure it all balances out through upgrades. I think rain water tank is compulsory. It could end up costing the same as the glendale if you were to build the glendale with all the luxury inclusions that make it look wow in their display homes. it's a tough choice between the two. Yes, we fell in love with the Sentosa at first sight. When it came to decision time, the reality set in that we would not be able to use the bedroom downstairs for a number of years as we have two small children. I didn't like a fair few standards for metro homes (Glendale is metro) e.g. the bathroom accessories - so looks like we will be upgrading these. Didn't like the shower - super ordinary. Perhaps a designer home would have been better - the finishings appear better. So at the end of the day, we will be upgrading these anyway. Having said this, we do like the Glendale floor plan. Swings and roundabouts really. You can pay a cheaper base price and upgrade fixtures or get a designer home that already includes the cost. Our tests were done first week of April, and our presentation is mid May - so I take it, it is about six weeks. We haven't even been able to confirm which house we can build. It is very frustrating but I know it all needs to be worked out. So, six weeks isn't too bad as it could be longer. Building a house can be frustrating at times but the final product is rewarding. Is the arborist report to use with your application to the council or for the Metricon engineers? Is there any option for you to remove the trees? An arborist report with recommendations for a tree protection zone is approximately $500 - $600. What is the easement for, drainage? Does your house slope away from the street?
